Brickland Harit Heights is cheaper, but Grisha Orchid Prime claims better carpet area. Is it worth paying extra for more usable space? Ab samajh nahi aa raha. Which one has better ROI?

Ultimately, it depends on your budget and priorities. But in general, paying a bit extra for more usable space is worth it in the long run. Abhi nahi samjhoge, baad mein pachtaoge.
So, what did you decide, OP? Which project are you leaning towards?
Don't forget to factor in the new metro line extension in your ROI calculation. It'll boost property values in the long run.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not ready after 2 years.
Aajkal rates bhi bahut badh gaye hain. Interest rates are also high. It's a tough time to buy. But if you need a place, go for the one with better usable space.
Grisha is better for investment because of the location and social infrastructure. But if you're living there yourself, carpet area matters more.
Possession status kya hai Brickland Harit Heights ka? Anyone knows?
My suggestion: visit both sites, talk to existing residents (if any), and then decide. Don't rely solely on brochures and online reviews.
Which floor are you getting? Corner unit? That also affects the price and usability of space. Corner units usually have better ventilation.
Good point! Floor and facing matters a lot.
Totally agree yaar. Carpet area is king. Super area is just a marketing tactic to fool people.
Don't just look at the price per sq ft. Calculate the total cost including parking, club membership, etc. Hidden charges bahut hote hain.
True that! I got burned by that last time. Now I ask for a detailed cost breakdown upfront.
I invested in Sector 150 because of the upcoming Jewar airport and improved connectivity. ROI should be good in the long run, regardless of carpet area differences (within reason, of course).
RERA registration number check karo dono projects ka. And also check their previous project completion timelines. That will give you a better idea.
Grisha Orchid Prime sounds like Sector 150. Sector 150 ka avg rate 7k/sqft hai abhi. Harit Heights probably cheaper because of location. Think about connectivity and amenities too.
Possession mila kya kisi ko Grisha mein? I heard there were some delays.
Not yet. Expected possession date was Dec '23, now they're saying March '24. Builder ne phir se date extend kar diya lol.
March 2024 bhi doubtful lag raha hai. Be careful — this builder has 3 delayed projects in Noida Extension.
Brickland Harit Heights is in Sector 143B. It's still developing. Grisha is better located. But carpet area is key, especially if you're planning to live there yourself.
ROI will depend on future appreciation, which is hard to predict. But a bigger carpet area is always a plus for resale. Think long term.
Exactly! Rent pe bhi easily chadega if it's a spacious apartment.
True, but maintenance charges are usually higher for bigger apartments. Factor that in too.
I bought in Sector 75 three years ago. Super area was a lie! Carpet area turned out to be almost 20% less. Lesson learned: measure it yourself before booking.
Haan exactly, Noida mein yahi problem hai. Builders are notorious for this.
20% less? That's daylight robbery! Did you file a complaint with RERA?
Carpet area definitely matters more! Super area is just a marketing gimmick. Always go for usable space. ROI depends on location and builder reputation though. Harit Heights is in which sector?
Bhai, brochure claims toh sab karte hain. Check the actual floor plan and visit the site. Dekho kitna space mil raha hai. Grisha ka reputation kaisa hai market mein?
