I'm based in Dubai and looking at Noida. Grisha Orchid Prime looks fancy but Brickland Harit Heights seems like better value. Sasta hai, toh rental bhi easy rahega? I can't visit myself. Need a property manager, power of attorney bhi banana padega. Change my mind.

I think both are decent options depending on your risk appetite. Grisha is safer, Brickland has higher potential ROI but also higher risk.
RERA registration number check karo for both projects. It will give you some idea about their compliance history.

U3, sahi baat hai. Mera dost Phase 3 mein phasa hua hai ek builder ke saath. Quality is terrible. Always visit the site, even if you need to fly down.
U3 is right. Quality matters. I bought in Sector 75 three years ago, and the initial price was good, but now I'm facing maintenance issues. Chindi giri karte hain builders after possession.
