Brickland Harit Heights is better ROI than Grisha, fight me.

I'm based in Dubai and looking at Noida. Grisha Orchid Prime looks fancy but Brickland Harit Heights seems like better value. Sasta hai, toh rental bhi easy rahega? I can't visit myself. Need a property manager, power of attorney bhi banana padega. Change my mind.

I think both are decent options depending on your risk appetite. Grisha is safer, Brickland has higher potential ROI but also higher risk.

RERA registration number check karo for both projects. It will give you some idea about their compliance history.

Honestly, with property rates rising everywhere, both might be good investments long term. Just do your due diligence!

So, OP, which one are you leaning towards now after all this gyan?

OP should also consider the resale value down the line. Grisha might hold its value better due to its brand name.

Check amenities completion before booking. I made that mistake in my first property. Swimming pool is still under construction after 5 years!

For NRIs, Brickland seems easier to manage remotely. Less hassle with tenants and maintenance, I think.

Don't forget to factor in property tax. Noida mein rates are increasing every year.

Power of attorney is a pain. Make sure you choose someone trustworthy. Mera chacha ne dhoka de diya tha. Lost a lot of money.

Oh no! That's terrible. Finding a reliable person is so difficult. Any recommendations for property managers in Noida?

Grisha is near the metro, right? That's a big advantage. Connectivity matters for rental income.

Haan, but Harit Heights bhi zyada door nahi hai. E-rickshaw mil jaate hain easily. Plus, the new metro line extension will help both projects.

Possession mila kya kisi ko Harit Heights mein? I saw some negative reviews online about delays.

Not yet. The last date they gave was December, but I doubt it will happen. Builder ne phir se date extend kar diya lol.

U19, classic Noida builder move! Never trust their timelines.

Harit Heights has smaller units, right? Easier to rent out. Grisha is for the fancy crowd with big pockets. But maintenance charges will kill you there.

A
Ananya Sarkar31 Mar

Maintenance charges toh dono jagah high honge. Noida mein sab lutere baithe hain.

True that! Especially the common area electricity bill. They inflate it like crazy.

U7, exactly! I'm paying almost 10k per month in Sector 150. It's a scam!

What's the current rate per sqft in Harit Heights? Anyone has recent info? I'm also considering it for investment purposes.

R
Ritu Kaur31 Mar

U10, last I checked, it was around 6.5k-7k depending on the floor and facing. Negotiate hard! They always quote higher initially.

s
sayali.joshi_delhi31 Mar

U11, thanks for the info! Will definitely try to negotiate. Which floor is best for rentals in your opinion?

s
siddharth.roy31 Mar

6.5k? That's a steal! Sector 150 ka avg rate 7k/sqft hai abhi. Where did you get that price from?

Bhai, Grisha is all hype. Brickland is more practical, especially for rentals. ROI ke liye, Harit Heights makes sense. But check RERA registration before investing!

A
Arun Joshi31 Mar

ROI is good, but is Brickland even delivering on time? I heard possession is delayed. Grisha might be more expensive but at least they finish projects.

Sasta is not always better, especially in Noida. Have you checked the construction quality of Brickland? I've seen some shady stuff in their other projects. Be careful, NRI bhai.

U3, sahi baat hai. Mera dost Phase 3 mein phasa hua hai ek builder ke saath. Quality is terrible. Always visit the site, even if you need to fly down.

A
Anjali Verma31 Mar

U3 is right. Quality matters. I bought in Sector 75 three years ago, and the initial price was good, but now I'm facing maintenance issues. Chindi giri karte hain builders after possession.
