Bhai, this builder ka track record bahut poor hai. Read reviews online before you invest.
Ultimately, it depends on your budget and priorities. If you can afford Vihaan 107, go for it. If not, Golden Nest 2 is not a bad option either.
I think Vihaan 107 is worth it if you are looking for a long-term investment. But if you are planning to sell in a few years, Golden Nest 2 might be a better option.

New metro line is coming up near Sector 107. That will definitely boost the resale value of Vihaan 107.
Haan, location definitely matters. But is it worth paying almost double for a slightly better location? I'm not so sure.
I think Vihaan 107 is overpriced. There are other good options in Noida Extension.
Ready to move is safer, but you miss out on the appreciation during construction. It's a trade-off.
Check amenities completion before booking, I made that mistake with my last property. Swimming pool is still not functional after 2 years!
Don't just look at the carpet area. Check the super area too. They inflate it like anything!

Sector 150 ka avg rate 7k/sqft hai abhi. Vihaan 107 is probably around that rate. Golden Nest 2 is probably 5.5-6k/sqft.
I bought in Sector 75 three years ago. Tab rates kam they. Abhi toh rates skyrocket ho gaye hain. Lucky tha main.
Carpet area ke liye RERA registration number check karo. Builder usually kam batata hai.
Vihaan 107 is a good project. But double the price? Hmmm... I'd say negotiate hard.

U3, location is everything. Sector 107 is developing fast. Also, Vihaan ka finishing is way better than Golden Nest.
