Ready to move is always better than under construction, change my mind.

Golden Nest 2 is ready to move, right? Brickland Harit Heights bhi completed hai. So no risk of delays, that's good. But honestly, Harit Heights is showing different prices online. Which one is sahi? And carpet area kitna hai, anyone knows? Not sure which one to pick.

Be careful with hidden charges. Builders are notorious for adding them later. Read the fine print!

So, which one are you leaning towards now? Golden Nest 2 or Harit Heights?

Ultimately, it depends on your budget and risk appetite. Ready to move is less risky, but might be more expensive. Under construction has potential for higher returns, but comes with delays and uncertainty.

Harit Heights is showing different prices because they have different towers and inventory. Older inventory will be cheaper.

Don't forget to factor in registry charges and stamp duty. It adds up to a significant amount.

Anyone has recent experience with possession in Golden Nest 2? How smooth was the process?

Mera friend ko mila possession last month. He said it was fairly smooth, but there were some minor issues with the fittings.

Under construction mein EMI bhi toh dena padta hai. Ready to move mein you only pay after possession. Major advantage!

Sector 150 is the new hub. But rates are already sky high. 7k per sqft average. Too much for me.

Ready to move is better if you need it urgently. Otherwise, under construction can give you better returns, but risk bhi hai.

Check the builder's background before investing. I lost money in a project by Amrapali. Never again!

Golden Nest 2 RERA registration number check karo before booking. Don't trust anyone blindly.

I heard the new Jewar airport is driving up prices in Greater Noida West. Is it true?

100% true. Property rates are going up like crazy. Abhi nahin liya toh kabhi nahin le paoge.

Which floor are you guys looking at? Ground floor avoids lift hassles, but less ventilation. Top floor has better view, but heat problem. Dilemma!

Bhai, Noida mein property lena is like a gamble. Kabhi jeet, kabhi haar. But location is king.

I booked in Harit Heights 3 years ago. Abhi tak possession nahin mila. Builder ne phir se date extend kar diya lol. Feeling cheated.

s
smita.verma31 Mar

Oh no! Which tower? I was considering it. RERA mein complaint file karo.

Golden Nest 2 is ready to move, but check the construction quality properly. Kuch builders finishing mein compromise karte hain.

S
Siddharth Chatterjee31 Mar

Ready to move is definitely safer, bhai. Under construction mein toh builder kab chuna laga de, pata nahin. Golden Nest 2 ka toh suna hai possession mil raha hai. Harit Heights ka rate online alag alag dikhayega hi, check their website directly ya RERA website.

I disagree. Under construction mein price advantage toh hota hai na? Aur customisation bhi possible hai. Golden Nest 2 is okay, but Harit Heights has better location, I think.

a
anjali.varma1431 Mar

Location is subjective, yaar. Harit Heights is further from the metro. Golden Nest 2 is closer to Pari Chowk. Depends on your priorities.

Harit Heights ka carpet area toh mujhe bhi exact nahin pata. Broker bol raha tha 1200 sqft, but I don't trust these brokers. Khud check karna padega site visit mein.

Bhai, Golden Nest 2 is good, but maintenance charges kitna hai? Kisi ko pata hai? That's where they get you!

a
aftab.khan31 Mar

Haan yaar, maintenance toh loot machate hain. I'm paying 3 rs/sqft in my society. It's crazy.

s
sameer.jain.delhi202431 Mar

3 rs/sqft is decent, I pay 4.5! Depends on the amenities. Swimming pool, clubhouse, sabke paise lagte hain.
