Working in real estate, I know what builders don't always tell you. Now buying for myself in Noida, and stuck between two ready-to-move options. Golden Nest - 2 is tempting at around ₹25L, but honestly, not sure about the area's long-term ROI. Jaypee Augusta Town Home is another option. Heard mixed reviews about their maintenance. Carpet area is key for me. Super area vs carpet area games are annoying. Anyone have real numbers on usable space in either? Also, resale value down the line – which would attract more buyers? And registry smoothness? I need quick suggestions. What does the community think? Any insights off the record?
