Fed up of renting and finally taking the plunge in Noida. Indiabulls Enigma is ready to move, which is tempting. But has anyone actually moved in? What's the maintenance like? Brickland Harit Heights is cheaper, but I'm worried about hidden costs. Heard stories about PLC and all that. Also, carpet area efficiency? Which gives more usable space, Enigma or Harit Heights? Should I prioritize ready possession over lower price?

Be careful! This builder has 3 delayed projects in Greater Noida West. Do your homework before investing.
One more thing – check the builder's financial health. You don't want to get stuck with a project that's abandoned midway.
I agree with U2. Financial stability is crucial. Check their credit rating if you can.
Personally, I would prioritize ready possession, but only if the project is truly complete and the maintenance charges are reasonable. Otherwise, Harit Heights *could* be a better long-term investment if they deliver on time (which is a big IF).

Don't forget to factor in parking charges! They can be quite substantial.
Sector 150 ka avg rate 7k/sqft hai abhi. Enigma is probably around 8k/sqft, maybe more. Harit Heights should be cheaper.
U3, I heard maintenance is around Rs. 4-5 per sqft in Enigma. That's crazy!
Builder ne phir se date extend kar diya lol. Same story every time. I'm so done with these Noida builders.
PLC charges are a scam, honestly. They always find some way to justify them. Negotiate hard!

RERA registration number check karo dono projects ka. RERA website pe saari details mil jaayengi.

Carpet area efficiency is key! Ask for the actual carpet area plan, not just the super area. Builders often inflate the super area.
I bought in Sector 150 three years ago. Back then, things were different. Ab toh rates aasmaan chhu rahe hain! Think long-term. The new metro line will definitely boost property values.
