Indiabulls Enigma vs Brickland Harit Heights: Hidden costs?

Fed up of renting and finally taking the plunge in Noida. Indiabulls Enigma is ready to move, which is tempting. But has anyone actually moved in? What's the maintenance like? Brickland Harit Heights is cheaper, but I'm worried about hidden costs. Heard stories about PLC and all that. Also, carpet area efficiency? Which gives more usable space, Enigma or Harit Heights? Should I prioritize ready possession over lower price?

Be careful! This builder has 3 delayed projects in Greater Noida West. Do your homework before investing.

One more thing – check the builder's financial health. You don't want to get stuck with a project that's abandoned midway.

I agree with U2. Financial stability is crucial. Check their credit rating if you can.

Personally, I would prioritize ready possession, but only if the project is truly complete and the maintenance charges are reasonable. Otherwise, Harit Heights *could* be a better long-term investment if they deliver on time (which is a big IF).

So, what did you decide, OP? Enigma or Harit Heights?

Don't forget to factor in parking charges! They can be quite substantial.

Sector 150 ka avg rate 7k/sqft hai abhi. Enigma is probably around 8k/sqft, maybe more. Harit Heights should be cheaper.

Kavya Tandon31 Mar

U3, I heard maintenance is around Rs. 4-5 per sqft in Enigma. That's crazy!

Builder ne phir se date extend kar diya lol. Same story every time. I'm so done with these Noida builders.

PLC charges are a scam, honestly. They always find some way to justify them. Negotiate hard!

Ready possession is definitely worth it if you can afford it. The peace of mind is priceless. But do your due diligence, as others have said.

RERA registration number check karo dono projects ka. RERA website pe saari details mil jaayengi.

Good point, U13! RERA details are a must-check. Also, look for any pending litigations against the builder.

I'm leaning towards Harit Heights because of the price, but the construction delays are scaring me. Koi aur hai jo Harit Heights mein invest kar raha hai?

U15, I booked a unit in Harit Heights last year. Abhi tak toh construction pace slow hai. Keeping my fingers crossed.

Harit Heights looks promising, but Brickland ka track record thoda shaky hai. Search online for their other projects. Delayed deliveries are a common complaint.

Carpet area efficiency is key! Ask for the actual carpet area plan, not just the super area. Builders often inflate the super area.

I bought in Sector 150 three years ago. Back then, things were different. Ab toh rates aasmaan chhu rahe hain! Think long-term. The new metro line will definitely boost property values.

Enigma mein toh families move in karna shuru kar diye hain. But I agree, maintenance is a big issue. My friend lives there and complains about it all the time.

a
aarti.gupta12331 Mar

U8, which tower does your friend live in? And what exactly are the maintenance issues? Be specific, please.

aarti_sharma31 Mar

Possession mila kya sabko Enigma mein? Last I heard, there were still some delays in certain towers.

K
Kavya Tandon31 Mar

Bhai, Indiabulls Enigma is ready to move, but maintenance charges sunke chakkar aa jayega. Heard they're charging a bomb. Brickland, on the other hand, is still under construction, so hidden costs toh honge hi. PLC, development charges...sab nikalenge.

a
aishwarya.patel.delhi31 Mar

Haan yaar, exactly. Noida mein yahi problem hai. They lure you with a lower price and then keep adding costs. Check the fine print carefully!

k
kunal.jain8931 Mar

U1, maintenance charges kitna bata rahe hai Enigma wale? Any idea? That's a crucial factor.

K
Kishan Ahir31 Mar

Don't fall for the 'ready possession' trap without doing your research. I know someone who bought in Enigma and is regretting it. Amenities are incomplete, and the builder is unresponsive.
