Vihaan 107 or SM Skycon Heights: which one, community?

Fed up of renting. Vihaan 107 is ready to move, but SM Skycon Heights is way cheaper. Carpet area wise, which gives better space, guys? Also, resale value ka kya scene hai?

Personally, I'd go for Vihaan 107 despite the possible delay. Location is king! But definitely do your due diligence before booking.

Another thing to consider: proximity to metro. Future mein resale value mein impact karega.

I think both have their pros and cons. Vihaan 107 has the location advantage but Skycon is cheaper. Depends on your budget and risk appetite.

One more thing - check the quality of construction. Visit the site and see if they are using good materials.

Don't forget to factor in parking costs! Noida mein parking is a big issue.

Also, check the amenities completion status. Swimming pool, gym, clubhouse... are they actually finished and functional? I made that mistake once.

I agree with U2. Builder ka track record is key. Delayed projects are a nightmare. Mera bhi same experience tha 2 years ago in Greater Noida West.

I booked in Vihaan 107 two years ago. Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila.

Sector 134 mein toh abhi prices are relatively lower. But the area is developing fast due to the upcoming Jewar airport.

Don't just look at the carpet area. Check the floor plan carefully. Some layouts are much more efficient than others.

Mera ek friend ne Skycon mein invest kiya tha. He's happy with the appreciation so far. But he bought it like 3 years ago, when prices were much lower.

Carpet area wise, Vihaan 107 slightly better hai I think. I saw their layout online. Skycon mein thoda wasted space hai.

Resale value ki baat kar rahe ho? Noida mein resale is all about location and builder reputation. Vihaan 107 Sector 107 mein hai, prime location. Skycon kidhar hai?

Cheaper is not always better, my friend. I also got tempted by low prices in the past. Big mistake. Dekh lo, possession mein late hua toh aur rent dena padega.
