Grisha Orchid Prime is in sector 16B, Greater Noida West (Noida Extension). It is far from the metro line. Enigma is much better located.
Be careful of hidden charges. Builders are notorious for that. Get everything in writing!
Personally, I'd lean towards Enigma for investment, given the location and established brand. But do your due diligence! Don't just take my word for it.

Bhai, builder reputation matters a lot. Peace of mind is worth the extra cost, in my opinion. Indiabulls is safer, but Orchid Prime might give better returns if you're lucky.

Forget Indiabulls, look at ATS projects in Sector 104/107. Better quality and more reliable. Thoda expensive hai, but worth it in the long run.
Mera experience toh Indiabulls ke saath acha nahi raha. Constant delays, poor communication. I would think twice before investing in their project again.

Rates are crazy right now! Property prices are soaring in Noida. Better to buy now than regret later. Demand bahut hai, especially after the Jewar airport news.
Don't just look at the price. Check the amenities! Swimming pool, gym, clubhouse... are they actually functional? I made that mistake once.
Investment ke liye? Depends on your risk appetite. Enigma is safer, Orchid Prime has higher potential return if the area develops well. But it's a gamble, bhai.
Has anyone actually seen the carpet area in both? Brochure toh kuch bhi dikhata hai. Site visit karke compare karna padega.
U10 is right. Don't trust the brochures. I got screwed over by a builder in Sector 79 with that.

Indiabulls Enigma is closer to the metro line. That's a huge plus point. Aajkal metro ke bina kuch nahi hai.
Enigma aur Orchid Prime... tough choice! Indiabulls ka name toh hai, but bhai, budget bhi toh dekhna hai. Carpet area is the key, kisi ko pata hai kya dono ka?
Reputation se pet nahi bharta, U1. Indiabulls is all talk, no delivery sometimes. Check their past projects in Noida extension. Delayed possession kaafi common hai.
Orchid Prime is cheaper, yes, but why? Location ka chakkar hai kya? Connectivity Enigma ki better hai I think. Sector 104 is prime location. What about resale value?
U3, resale value is definitely a big factor. Sector 104 is much more established than where Orchid Prime is. But, high maintenance charges bhi toh hote hai Indiabulls mein.
Haan yaar, maintenance charges are a killer. I know someone in Golf City, paying almost 15k per month! Crazy!
