Since January I've been trying to decide between Shaurya Alstonia and Grisha Orchid Prime. Alstonia is cheaper, but I'm worried about carpet area efficiency. Grisha looks better, but is it worth the extra cost? Which one has better resale value down the line, honestly not sure ab samajh nahi aa raha.

OC nahi mila abhi tak U5. Possession is still pending. Builder is giving excuses.

Resale value will depend on a lot of factors, not just the builder. Location, floor, facing, amenities... sab kuch matter karta hai. Abhi market bhi thoda down hai.
Arre bhai, same dilemma! I was also confused between these two. Alstonia is tempting because of the price, but that carpet area... it's a real killer. Grisha *looks* premium, but is it really worth the extra 15-20 lakhs?
Exactly U1! My friend booked in Alstonia and now he's regretting it. Space is so cramped. Pay a little extra and get peace of mind, I say.
U1, have you checked the actual carpet area calculation for both? Sometimes the builder manipulates the numbers. RERA mein complaint karna padega baad mein.
Grisha Orchid Prime is in a better location IMO. Closer to the Noida-Greater Noida Expressway. Alstonia is a bit interior.
