Shaurya Alstonia or Grisha Orchid Prime? Confused!

Since January I've been trying to decide between Shaurya Alstonia and Grisha Orchid Prime. Alstonia is cheaper, but I'm worried about carpet area efficiency. Grisha looks better, but is it worth the extra cost? Which one has better resale value down the line, honestly not sure ab samajh nahi aa raha.

Honestly, with the rising property rates, anything in Noida is a good investment long term. Just do your due diligence.

What's the current price per sqft for both projects? That's the best way to compare.

Last I checked, Alstonia was around 6500/sqft and Grisha was closer to 8000/sqft. But prices fluctuate. Confirm directly with the builder.

Which floor are you considering? Higher floors generally fetch better resale value, but maintenance charges are also higher.

Honestly, both are decent projects. Go visit the sites again, talk to existing residents if possible. Don't rush into a decision.

Grisha is charging a premium because of the amenities – clubhouse, swimming pool, etc. Are you actually going to use them? If not, Alstonia might be a better choice financially.

Mera personal experience hai, don't trust builders blindly. I booked a flat in Noida Extension 5 years ago, still waiting for possession. RERA bhi kuch nahi kar paya.

Sector 143 is developing fast. The new metro line will be a game changer. That will impact resale value positively for both projects.

Check the distance from your office. Traffic in Noida can be a nightmare! That should be a deciding factor.

Don't just go by looks. Check the builder's track record. Shaurya has a couple of delayed projects in Sector 75.

Resale value will depend on a lot of factors, not just the builder. Location, floor, facing, amenities... sab kuch matter karta hai. Abhi market bhi thoda down hai.

Arre bhai, same dilemma! I was also confused between these two. Alstonia is tempting because of the price, but that carpet area... it's a real killer. Grisha *looks* premium, but is it really worth the extra 15-20 lakhs?

Exactly U1! My friend booked in Alstonia and now he's regretting it. Space is so cramped. Pay a little extra and get peace of mind, I say.

U1, have you checked the actual carpet area calculation for both? Sometimes the builder manipulates the numbers. RERA mein complaint karna padega baad mein.

Grisha Orchid Prime is in a better location IMO. Closer to the Noida-Greater Noida Expressway. Alstonia is a bit interior.

True U4! Location matters a lot for resale. Plus, Grisha ka construction quality bhi better suna hai.
