Brickland Harit Heights ya SM Skycon Heights? Confused!

SM Skycon Heights is ready to move, sahi hai. But is Brickland Harit Heights worth the wait for potentially better appreciation? Everyone glorifies ready possession, but nobody talks about the extra cost. Plus, I heard carpet area in SM Skycon is less. I'm fed up of renting, landlord raised rent again! Which one has better resale value down the line? Change my mind, Noida experts!

Current market is crazy! Interest rates are rising, property prices are soaring. Abhi nahi kharidoge toh kab kharidoge?

I'd say visit both properties multiple times, at different times of day. Get a feel for the place.

So, OP, what did you decide finally? Curious to know!

Check the maintenance charges for both. They can be surprisingly high.

Heard the new metro line extension will benefit both sectors. Keep that in mind.

Which floor are you looking at in Skycon? Corner units usually have better ventilation and light.

I booked in Harit Heights last year. Builder ne phir se date extend kar diya lol. Thinking of backing out.

Don't forget to factor in the cost of interiors! Ready to move is usually unfurnished.

Skycon might have less carpet area, but its amenities are better, IMO.

Rent increase is the worst! I feel your pain. That's why I'm also looking to buy.

RERA registration number check karo for both projects. It's a must!

Brickland is a relatively new builder, right? Skycon is more established. That's a factor to consider.

Exactly! Risk vs. Reward. New builder can mean higher appreciation potential, but also higher risk of delays.

My personal opinion? If you're fed up with renting, go for ready possession. Peace of mind is priceless.

I invested in Sector 150 three years ago. Rates have almost doubled! Sector 143 will probably see similar growth, but patience is key.

Sector 150 is different league, bhai. Greenery and all that. But 143 is definitely up and coming.

Don't just look at appreciation, look at the quality of construction too! Visit both sites, talk to residents in Skycon.

Haan, possession is starting. But slow process hai.

My friend got possession last month. He seems happy so far.

Bhai, resale value toh location pe depend karta hai, builder pe nahi. Both are decent locations.

Carpet area is ALWAYS less than what they promise. Skycon mein toh I heard it's significantly less. Worth checking with existing owners.

Haan yaar, super area ka chakkar. They cheat you with that.

d
divya.hegde.45631 Mar

True. My friend bought in Skycon and complained about the carpet area being much smaller than expected.

Harit Heights is still under construction, right? Check the builder's track record. Delayed projects are a nightmare.

Skycon is ready, that's a big plus. But Harit Heights ka location bhi toh dekho, Sector 143 is booming! Decisions, decisions...

afsana.khan.up31 Mar

Exactly my dilemma! Ready possession is tempting, but future appreciation is important too.
