ATS Greens Village: Good investment or overhyped?

Anyone else seen that ATS Greens Village video? Looks pretty good, ngl. I'm thinking about investing there, hoping for decent appreciation in the future. Location seems promising, but the pricing seems a bit high. Rental yield potential looks ok, but OC and other charges are a concern. What are your thoughts on long-term ROI considering the current market? Is it worth the premium, or are there better options around?
