Looking at S & U Golden Nest and JMD Siddh Appartment. Both are ready to move in Noida, which is great for avoiding possession delays. My wife's priority is a safe, established neighborhood. But I'm finding the total cost of ownership can be sneaky. JMD looks pricier upfront, but after adding PLC, interiors for a bare shell in Golden Nest, plus stamp duty, it's almost the same! Golden Nest looks cheaper advertised rate wise. Honestly not sure if that advertised rate translates to less money overall. Anyone else done a similar comparison? Plus, which one has better resale value down the line? Hope this helps someone.

Golden Nest ka advertised rate is probably just the basic cost. They add on everything else later. JMD might be more transparent.

Did you check the carpet area for both? Builders often inflate the super area, so compare carpet area to get a true picture of the size.
Mera experience Golden Nest ke saath acha nahi tha. Delayed possession aur phir kuch facilities bhi nahi thi jo promise ki thi. Be careful!

Which floor are you considering? Ground floor mein toh problems hote hain…water logging, security issues. Higher floors are pricier but worth it.
Check the builder's RERA registration! Don't just take their word for it. RERA website pe sab details mil jaate hain.
