Downsizing in Noida: Need advice!

Venetia Heights is ready to move, sahi hai. But Swaraj Homes Vasant Apartments mein, carpet area kitna hai? Don't need extra space, maintenance bhi kam chahiye. Any thoughts?

Check the amenities completion in both projects. Many builders promise a lot, but don't deliver. I made that mistake once.

So, what did you decide, OP? Which one are you leaning towards?

Also, check the super area vs. carpet area ratio. Some builders are notorious for inflating the super area.

Honestly, with the current market conditions, both are overpriced. But if you need to buy now, Venetia seems safer due to ready possession.

I think Venetia Heights is the better option if you want peace of mind and lower maintenance. Swaraj Homes is risky, given the delays people are reporting.

I'm a tenant looking to buy in Noida. The market is crazy right now! Prices are soaring. Should I wait or buy now?

Buy now, before it's too late. Rates are only going to go up. Especially with the new airport coming up.

It's a gamble, yaar. Nobody knows for sure. But if you find a good deal, go for it.

I am an NRI looking for investment. Noida is good, but the builders are a headache. Any recommendations for trustworthy builders?

Trustworthy builders in Noida? That's an oxymoron! Just kidding...sort of. Research thoroughly before investing.

Venetia Heights is ready to move, that's a big plus. No risk of delays. But location wise, Swaraj Homes has an edge. Tough choice!

3 lakhs?! Seriously? Which floor? I'm also looking at Venetia.

12th floor, corner unit. But this was last month. Rates have gone up since then, because of the new metro line announcement.

Metro line announcement? Which one? Tell me more!

Don't forget to check the completion certificate for Venetia Heights. Make sure all approvals are in place.

Swaraj Homes ka RERA registration check karo. See if there are any pending issues or warnings.

I invested in Swaraj Homes 5 years ago. Still waiting for possession. Builder is making excuses. Be careful!

5 years?! OMG! RERA mein complaint file kiya?

s

Haan bhai, kiya. Koi faida nahi. Dates pe dates mil rahi hai. Lawyers are making money only.

RERA works, but it takes time. You need to keep pushing. Don't give up.

Carpet area is a big issue with these builders. They promise one thing and deliver another. Always measure yourself, or get a professional to do it.

I
Ishita Wadhwa1 Apr

Venetia Heights mein, they are offering good deals right now. Negotiate hard! I got a discount of 3 lakhs on a 2BHK.

Venetia Heights is good, ready to move hai. But Swaraj Homes ka carpet area pata karna mushkil hai. I'd say visit the site and measure yourself. Don't trust the builder.

Maintenance kam chahiye toh Venetia Heights is a better option. Swaraj Homes mein, maintenance charges are on the higher side, heard that from a friend.

N
Nisha Sethi1 Apr

Swaraj Homes ka location is better, right? Nearer to the metro. Venetia mein connectivity ka issue hai.

A
Aman Verma1 Apr

Connectivity issue? Sector 150 is well connected now, bhai. Direct metro access bhi hai. What are you talking about?

n
nisha_sethi_pune1 Apr

Arre, I meant comparative to Swaraj Homes. Thoda toh farak hai, na?

a
aditya.sethi.20031 Apr

Haan exactly, Sector 150 is good but Swaraj Homes is closer to the Noida-Greater Noida expressway. Depends on where you need to travel regularly.
