Ready to move is always better. Change my mind.

I've bought properties before, and from my experience, ready to move is king. DPL Flora Orchid Farms looks nice, but honestly, under construction matlab risk. JMD Siddh Appartment may be older, but at least you know what you're getting. Plus, no EMI *and* rent at the same time. Everyone talks about appreciation potential, but peace of mind is priceless, right? Am I missing something? Tell me why under-construction is worth it.

Ready to move is good if you need a place urgently. Otherwise, under construction is worth considering if you do your research and choose a reputable builder.

I bought in Sector 78 three years ago when it was mostly under construction. Now, I'm reaping the benefits of appreciation. But it was a stressful wait, I won't lie.

Delayed hai bhai. Don't even bother. Look at something else. Plenty of ready to move options in Noida Extension.

Try checking their RERA website. They are supposed to update the project status there. Also, check consumer forums, people usually post updates there.

U2, customization is a myth! Builder will only allow minor changes, and they'll charge you a bomb for it. Better to buy ready and renovate to your taste.

Exactly! I tried to change the tiles in my under-construction flat, and they quoted me double the market rate. Loot rahe hain!

Okay, fair point. Maybe 'customize' was an overstatement. But you still get to choose the floor, direction, etc., which can impact resale value later.

Floor and direction matters for Vastu, otherwise koi sense nahi. And resale? Noida mein resale value is a gamble anyway. Too much supply.

Mera bhi same experience tha 2 years ago. Booked an under-construction property in Greater Noida West, builder ne phir se date extend kar diya lol. Now I'm stuck paying EMI for a house I can't even live in.

Sector 150 ka avg rate 7k/sqft hai abhi. Under construction mein maybe 6k mil jaye, but is the 1k worth the risk? That's the question.

Totally agree! Ready to move is the way to go. Under construction mein toh bas tension hi tension. DPL Flora Orchid Farms sounds fancy, but delayed projects ke stories sun sun ke darr lagta hai.

Bhai, EMI and rent together is a killer! Been there, done that. Ready to move is the only sane option. Sector 75 mein ek flat dekha tha, possession ready hai. Will share details if anyone wants.
