Completed projects in Noida are overpriced – change my mind

My kids' school admission is next year, so I'm only considering ready-to-move options. Arihant Abode looks good, but the price seems crazy high compared to Buildcon Maghad Mansion. Is it worth paying so much more just to avoid under-construction risk? Honestly not sure if the amenities justify that premium. Any thoughts on the actual carpet area in Arihant Abode vs what they advertise? What about resale value down the line? Hope someone has some insights.

U13, Noida is still good for investment, especially with the new Jewar airport coming up. But do your research and choose the right location and builder. Sector 150 and Expressway are good options.

My personal opinion: paying a premium for a ready-to-move-in flat, especially with kids' education in mind, is always worth it. The peace of mind is priceless.

What floor are you looking for? Ground floor flats are usually cheaper but have their own issues. Higher floors offer better views but are more expensive.

Check the OC (Occupancy Certificate) before you book anything! Without OC, it's basically illegal to live there. Many builders try to bypass this.

I think you should visit both sites, talk to current residents, and then decide. Don't just rely on online reviews. Also, negotiate hard with the builder! They always inflate the price initially.

Buildcon Maghad Mansion... I heard their possession is delayed. Check their RERA registration number on the UP RERA website before making any decision. It's a must!

Don't just look at the amenities, check the quality of construction. I know someone who bought in a 'luxury' project, and the walls started cracking within a year. Arihant is generally considered better in terms of build quality.

U4, sahi kaha. Builder log toh sab chor hai. But RERA has helped a bit, at least you have some recourse now.

Sector 75 mein rates are insane right now. New metro line ka effect hai. Arihant Abode is in Sector 75, right? That explains the high price.

I bought in Arihant Abode 2 years ago. Carpet area is slightly less than what they advertise, maybe by 50-70 sq ft. Amenities are good, but maintenance charges are high. But overall, I'm happy with my decision. Schools nearby are excellent.

U8, complained but they just gave me some vague explanation about wall thickness and stuff. Didn't get any money back, but the location was more important to me.

Arihant Abode is definitely pricey, but Buildcon Maghad Mansion... bhai, builder reputation dekho pehle. Worth paying extra for peace of mind, especially with kids' school on the line.

Totally agree with U1. Arihant is a known brand. Buildcon... not so much. Under-construction risk is a huge headache. My friend is still fighting for possession after 5 years!

Carpet area ka toh RERA mein check karo, bhai. They have to declare the actual area. Don't trust what the sales guys say. And resale value depends on location within Noida. Which sector are you looking at?

U3, RERA mein bhi kuch chupa lete hai yaar. I measured my flat myself after possession, and it was less than what they showed on paper. Always double-check!
