Hi, I'm considering buying a home in Noida and have narrowed it down to Unitech Unihomes Superb and ACE Group Platinum Zeta 1. Both are completed projects. Location-wise, does anyone know which offers better connectivity to the metro? Kya kisi ne ACE Platinum Zeta 1 mein rehne ka experience kiya hai? Unitech Unihomes Superb ke maintenance charges kaise hain? Which one would you recommend for better resale value in the current Noida market? Mujhe advice chahiye regarding which project provides a better value for money perspective. What do you think?

I've heard Unitech Unihomes Superb has a pretty active residents' welfare association (RWA). That can make a big difference in how things are managed and how quickly issues get resolved. Also, has anyone looked into the carpet area vs. super area ratio in both projects? Sometimes, what looks cheaper upfront can be misleading if you're getting less usable space. Just a thought!

Connectivity wise, I feel ACE has a slight edge. Sector 148 metro is quite close.

They had some project delays and financial troubles a few years back. But Unihomes Superb is a completed and occupied project, so that shouldn't be a concern now.
Does anyone know the current circle rates in both the areas?
I would suggest checking out online property portals like Magicbricks or 99acres to compare prices and amenities.

I've heard ACE Platinum Zeta 1 has slightly better metro connectivity, it's closer to the Sector 148 station. But Unitech Unihomes Superb is not too far either. Both are good options.
I have a friend living in ACE Platinum Zeta 1. He says the maintenance is decent and the society is well-maintained. But Unitech Unihomes Superb is also a good society.
Resale value depends on a lot of factors. Both are decent projects. Check the current market rates in the area.
ACE Platinum Zeta 1 mein reh chuka hu. Connectivity is definitely a plus point. But Unitech Unihomes Superb also has its own advantages, like bigger apartment sizes maybe?
