Noida Projects: Hidden Costs and Which to Avoid?

S&U Golden Nest mein the 'ready to move' is tempting. But DPL Flora Orchid Farms ka plot size looks massive. Anyone know the real PLC charges and other hidden costs in Golden Nest? My wife wants more green space for the kids. Is it worth the risk of under construction? What's the parking situation?

My friend booked in Golden Nest. He said the club house is still not fully functional. Check amenities completion before booking, I made that mistake in my previous property.

DPL Flora Orchid Farms is tempting because of the plot size, but think about the commute to Noida/Delhi. It's a long drive.

Thanks everyone for the inputs! Seems like Golden Nest parking is a real issue. And Flora Orchid Farms is too far. Sector 150 might be a good middle ground.

Another thing to consider is the circle rates in the area. It affects your stamp duty.

Flora Orchid Farms is HUGE. But maintenance costs will also be HUGE. Think long term.

Sector 150 mein dekh lo. Lots of new projects coming up with good green spaces. Avg rate is around 7k/sqft abhi.

7k is too much for Sector 150! I bought there 2 years ago for 5.5k. Market is crazy now.

Sector 150 is definitely a good option for families with kids. Plenty of parks and schools nearby.

Don't just look at the price. Check the builder's financial health. Many builders are struggling post-COVID.

DPL Flora Orchid Farms is in Dankaur, right? That's like, next to Jewar airport. Land rates are going up there because of the airport.

PLC charges are the devil! Builder kabhi nahi batata. Golden Nest mein I heard it's around 5-7% of the base price.

Under construction mein, RERA registration number check karo. That's your only safety net.

Haan bhai, RERA number is a must. Also, check the builder's track record on the RERA website itself. See if they have any pending cases.

Bhai, Golden Nest ka location is good, Sector 93. But check the fine print. PLC can be a killer. Flora Orchid Farms is far out, but that plot size is definitely tempting. Under construction mein risk toh hai, but price advantage bhi hota hai.

Sector 93 is good but congested, especially during peak hours. Think about the commute too!

Exactly! Sector 93 mein itna traffic jam hota hai yaar. I would prefer a slightly further location with better connectivity.

I heard Golden Nest has limited parking. Double check that. Under construction mein you can negotiate better payment plans, that's one advantage.

Payment plans are key. Don't go for the 'subvention scheme' – total trap hai.
