Okay I'll be honest – I'm selling my big house now that the kids have moved out. Don't need so much space anymore. Looking at Eldeco Sylvan View (ready to move) and Rudra Buildwell. Eldeco is expensive, almost 4Cr, but OC toh mil gaya hai. Rudra is under construction, around 1Cr. Which one has better resale potential in Noida, considering it's for my retirement? Also, which one has lower maintenance charges? What do you guys think?

Did you consider other ready-to-move options in Noida? There are a few good societies in Sector 78 and Sector 107 that might be worth exploring before making a decision.
So, what did you decide? Eldeco or Rudra? Or something else entirely?
One last thing - ensure the project is compliant with all the latest building codes and fire safety regulations. It's a must these days. Especially with all the fire incidents we've been seeing.
Don't just look at the price. Factor in the cost of interior work, registration, stamp duty, everything! Rudra might seem cheaper now, but add all those costs and see how much you're actually saving.
Totally agree yaar. Under construction projects are a nightmare. Builder ne phir se date extend kar diya lol. I'm still waiting for possession of my flat in Sector 16B.
4Cr for Eldeco? Market is crazy right now. Rates have gone up significantly in the last year. Check property portals like Magicbricks and 99acres to compare prices.

Bhai, this builder (Rudra) ka track record bahut poor hai in Ghaziabad. Delayed projects, poor construction quality. Be very careful.
One thing to consider is the upcoming Jewar airport. Sector 150 and surrounding areas will likely see a boost in property values. Maybe look at options there too?
Personally, I'd go for the peace of mind with Eldeco. Retirement should be stress-free, not filled with builder visits and legal hassles. Plus, you can start renting it out immediately.

I haven't, but I know someone who got possession after a 2-year delay. And the construction quality was not great. Lots of seepage issues.
I bought a flat in Sector 75 three years ago. Promised amenities are still incomplete! Builder keeps giving excuses. Check the fine print before investing, especially in under-construction projects. Mera bhi same experience tha 2 years ago...
Rudra's website says possession by 2025 end. But builders and their promises... I'd take that with a pinch of salt. RERA registration number check karo, see if there are any delays mentioned there.
Eldeco Sylvan View is a beautiful society, no doubt. But 4Cr! You could buy a plot in Greater Noida West for that price and build your own dream home. Just a thought.

Which floor are you looking at in Eldeco? Corner unit? That can affect the resale value. Also, check the view. Park facing units fetch a premium.
