Don't just look at the carpet area, also consider the floor plan and ventilation. A poorly designed flat will always be a problem.

I visited JMD Siddh last week. Flats are decent, but the common areas need improvement. Lotus Greens is definitely better maintained.

Maintenance is a big factor. Koi bhi society initially achhi dikhti hai, but maintenance baad mein kharab ho jaati hai.
U4, Sector 150 is oversaturated. Too many projects, too little demand. JMD Sector 44 is more established. That might be why resale is better.

I invested in Lotus Greens Sector 150 5 years ago. Abhi tak toh return nahi mila. Rent bhi mushkil se milta hai. Market down hai kya?
