Confused between DPL Flora and S & U Golden Nest

My parents are pushing for ready-to-move, like S & U Golden Nest. But DPL Flora Orchid Farms looks nice in the brochure. Is it worth the risk of under-construction? Carpet area kitna milega, honestly no idea. Which one has better ROI in 5 years? Ab samajh nahi aa raha. Koi idea hai?

My friend bought in Golden Nest. He's happy with it. Small apartments, but decent quality and good community.

Don't forget to factor in the cost of interiors. Ready-to-move might seem more expensive upfront, but you save on rent while waiting for construction.

Carpet area ke liye builder se poochho, RERA rules ke hisab se unko bataana padega. Don't trust the super area numbers they give you.

I live in Sector 16B. Waterlogging is a problem during the monsoon season. Check both societies after a heavy rain before deciding.

Bhai, ROI toh depend karta hai market conditions pe bhi. Abhi toh rates badh rahe hai, so both could give decent returns. But risk toh hai hi under-construction mein.

U11, true, but the new metro line extension might benefit Sector 16B in the long run. Golden Nest might see a bigger jump because it's ready.

ROI wise, Golden Nest might be better short-term since it's ready to rent out. Flora will take time to appreciate, assuming it gets completed on time. Sector 16B Noida Extension hai dono.

Sector 16B is getting crowded, though. Metro connectivity is a plus, but traffic is a nightmare during peak hours.

U4, rent out karoge toh Golden Nest is better. Flora mein you'll be stuck paying EMI and rent both if it gets delayed. Big risk!

My experience: I booked in a similar project 5 years ago. Promised possession in 3 years, still waiting! Ready-to-move is worth the extra cost, trust me.

Flora Orchid Farms ka builder kaun hai? Check their other projects. If they have a history of delays, stay away. Paisa phas jayega.

Golden Nest is decent, mostly families. DPL Flora... well, they're known for promising a lot and delivering less. Carpet area dono mein hi kam milega, honestly. Expect 10-15% less than what they quote.
