Need 3BHK advice: Elixir Windz or something else?

My kids' school admission is the priority. Elixir Windz is ready, but is it worth the higher price compared to Aadhaar Jan Ghar Awas Yojna? Honestly not sure about the carpet area efficiency in either. Has anyone compared the actual usable space? My wife's priority is a safe neighbourhood. Which one is better for families with young children? Any thoughts on long-term appreciation for both?
