2 Cr for Bellina, is it justified? Gayatri Vatika is cheaper, but carpet area kam hai. Kids' school admission is my wife's priority. Honestly not sure which one to pick. Any thoughts?

U3, I visited Gayatri Vatika last month. Construction quality is decent, nothing exceptional. But the price difference is significant. Almost 30 lakhs less for a similar sized apartment (excluding carpet area difference).

30 lakhs is a lot of money! You could invest that elsewhere. Maybe it's worth sacrificing a little space. What floor were you looking at?
