Did anyone check the ventilation and sunlight in Green Avenue 74? Some units are poorly designed and dark.

One more thing to consider - property tax! Noida Authority keeps increasing it every year. Factor that into your budget.

I heard Capital Green Avenue 74 has good amenities. Swimming pool, gym, clubhouse... are they actually functional or just for show?
Check the builder's track record. How many projects have they delivered on time? How many are delayed? That's a good indicator of their reliability.

U9, Metro is a game changer. But look at Sector 78, metro is there but still not fully occupied. It takes time.

Mera bhi same dilemma tha 2 years ago. Ended up buying in Sector 150. Thoda dur hai, but peaceful and prices were more reasonable back then. Now, Sector 150 is also expensive.
Be careful of hidden charges in Green Avenue. They told me one price, then added parking, club membership, and some random 'infrastructure development' fee. Negotiate everything upfront!

U4, exactly! RERA is just a piece of paper sometimes. I know someone in Sector 75, RERA complaint filed, still no resolution after 2 years.

Bhai, ready-to-move ka apna peace of mind hai. No rent + EMI ka jhanjhat. But definitely negotiate hard on the PLC and other charges. They always try to fleece you.
