Godrej Nest vs Investors Aashiyana: Carpet area matters!

Investors Aashiyana looks cheaper upfront, but Godrej Nest has way better carpet area efficiency. Matlab, you're actually getting more usable space for your money. Plus, Aashiyana is completed, so no risk of possession delays. But is the higher price of Godrej Nest worth it for the brand and amenities? What's your take?

Sector 150 ka avg rate 7k/sqft hai abhi. Both projects are above average, so expect good returns.

What's the current rate per sq ft in both projects? Anyone have recent data?

Last I checked, Godrej Nest was around 8500/sq ft, and Aashiyana was around 7500/sq ft. But that was a month ago, prices change so fast!

I think Godrej Nest is worth the premium if you plan to live there yourself. If it's purely for investment, Aashiyana might be better.

Carpet area is king! Investors Aashiyana might seem cheaper, but calculate the price per sq ft of usable space. Godrej Nest might actually be better value.

Bhai, Investors Aashiyana ka builder ka track record bahut mixed hai. Some projects are good, some are delayed. Godrej is generally more reliable.

Reliable? Godrej bhi toh delay karte hai bhai. Koi bhi builder perfect nahi hai. RERA mein complaint karo, that's the only way.

I visited Aashiyana last week. Construction quality seemed decent, but the finishing wasn't top-notch. Godrej Nest is still under construction, so hard to say.

Sector 150 is booming! New metro line coming soon, prices will only go up. Maybe both are good investments?

Godrej Nest is definitely premium, but Investors Aashiyana ka location bhi toh dekho! Right on the expressway. Carpet area is important, but so is connectivity. Confused, yaar!

Aashiyana is ready to move, that's a big plus. No EMI and rent both ka jhanjhat. But Godrej...brand value toh hai.
