I'm based in Dubai, looking at Noida property. Investors Aashiyana seems affordable, but Gulshan Bellina ka carpet area is supposedly better? Don't know which one gives better rental returns. Also, builder reputation matters a lot, right? Can't do site visits myself, so need your opinions. Which one, guys?

I'm leaning towards Gulshan Bellina because of the location and better amenities. But the price is a bit steep. Need to do more research.

Before booking, check the RERA agreement carefully. It outlines all the terms and conditions, including possession date and penalty for delay.

Bellina is closer to the IT parks in Sector 135. That's a huge advantage for rental income.
Builder ne phir se date extend kar diya lol. This is the story of every Noida project. Always factor in a delay of at least 6 months.
Check the builder's financial health before investing. Some are heavily indebted and might not be able to complete the project.
How do you check a builder's financial health, yaar? Is there a website or something?
Don't just look at carpet area. Check the super area loading too. Some builders are notorious for inflating it.
Bellina's location is amazing. Metro connectivity is a big plus. Tenants will pay a premium for that.
Rental returns in Noida are generally down because of the rising property prices. Don't expect double-digit returns anymore.
OP, what's your budget? That will help narrow down the options. Also, what kind of tenants are you targeting? Family or bachelors?
Aashiyana Investors is cheaper, but the amenities are basic. Gulshan Bellina has better amenities, which attracts better tenants.
Amenities look great on paper, but are they actually maintained? That's the real question. Visit the site if possible!
Haan exactly, Noida mein yahi problem hai. Cheap projects cut corners on amenities.
I invested in Aashiyana Investors 3 years ago. Still waiting for possession. Builder keeps giving excuses. Be very careful! RERA mein complaint daalna pada tha mujhe.
U4, OMG! Seriously? Which tower are you in? I was considering it too, ab toh darr lag raha hai.
Tower A. They promised possession in 2021. Abhi tak sirf structure khada hai. Check RERA website for their project delay history.
U4, thanks for the warning! RERA record check karna is a must. These builders make tall claims but deliver nothing.
U4, Mera bhi same experience tha 2 years ago with another Noida builder. RERA complaint is the only way to get them moving. Good luck!
Gulshan Bellina mein carpet area is good, but maintenance charges are high, I heard. Factor that into your rental yield calculations.
Aashiyana is definitely more affordable, but Gulshan Bellina has that prime Sector 144 location. Rental returns depend on so many factors, yaar. Builder reputation is KEY, especially when you're sitting in Dubai. Don't just rely on marketing brochures!
Bhai, Gulshan Bellina ka construction quality is supposedly better. Aashiyana Investors mein possession mila kya kisi ko? That's the real question.
Sector 144 is good, but Aashiyana is closer to the Noida-Greater Noida Expressway. Easy commute for tenants. Depends on your target audience, I guess.
