ACE Platinum Zeta vs Unitech Unihomes: Which is better?

I'm comparing ACE Group Platinum Zeta 1 and Unitech Unihomes Superb in Noida. Location-wise, does anyone know which offers better connectivity to the metro? Kya aap logon ko pata hai which project has better resale value currently? Considering investment potential, which one would you recommend? Has anyone experienced differences in construction quality between the two? Mujhe advice chahiye on which project offers better amenities for families. What do you think about the maintenance charges in both societies? Which one is better value for money considering all factors? Seeking opinions!

Hey guys, great discussion! Regarding metro connectivity, both are kinda equidistant, but ACE Platinum Zeta has slightly better access to public transport overall, I feel. My cousin actually lives in Unihomes, and while the society is peaceful, they did face some initial delays in possession. Also, maintenance charges there are slightly higher than what ACE is quoting currently, so factor that in. I think ACE might be a better long-term investment, but definitely visit both sites again and talk to residents if possible!

Hey everyone, great discussion! Regarding the metro connectivity question from the original post, I believe ACE Platinum Zeta has a slight edge since its closer to the upcoming metro station. Also, something I haven't seen mentioned is the long-term maintenance plan offered by each builder. Unitech, historically, has had issues with society upkeep. ACE seems to be doing better currently, but definitely dig deeper into their long-term plans and costs. Ask about the sinking fund too! This could heavily impact your return on investment down the line.

Hey everyone, regarding metro connectivity, I believe both are fairly accessible, but ACE Platinum Zeta might have a slight edge depending on which tower you're in. Hey everyone, this is a good discussion! Regarding resale, I've noticed that properties near operational metro stations generally command a premium. Maybe checking how far each project is from the *nearest fully functional* metro station (not just planned ones) could be useful? Also, someone mentioned carpet area - definitely a key point. I'd add, also look at the direction the apartments face (east/west facing etc.) - this impacts natural light and heat, which can affect your electricity bills in the long run. Just my two cents!
