I work in real estate but buying for myself is different. Godrej Nest looks fancy, but that price! Is it worth it compared to Gayatri Vatika? Vatika is way cheaper. Honestly, not sure about the carpet area efficiency in either. Has anyone compared the actual usable space? Which one is better for families?

Don't forget to negotiate! Builders are always willing to give a discount, especially if you're paying in cash.

Vatika is definitely more value for money. Godrej is overpriced, IMO.

Remember to factor in the registry charges and stamp duty! It's a significant expense.
Which floor are you planning to buy? Higher floors usually have better views but are more expensive.

Not yet. Still under construction. Expected possession is next year, but who knows with these builders?

I invested in a Godrej project 5 years ago. Possession was delayed by 2 years! Be very careful. Check the fine print.

Carpet area efficiency is a big scam! Builders inflate the super area. Check the RERA approved plans for both projects.
Gayatri Vatika is in a better location, I think. More developed area. Godrej Nest is further out.
Sector 150 is booming! Prices are going up. If you wait too long, you'll miss the boat.
Godrej Nest is definitely premium, but is the 'premium' worth the extra cost? Gayatri Vatika is decent, but the finishing isn't as good. Carpet area is crucial! I'd recommend measuring both yourself.
Exactly my thought! Premium ke naam pe they charge a bomb. I heard Godrej Nest has a lot of open area, but usable space kam hai.
Family ke liye, both are okay, but consider the school proximity. Vatika might be closer to better schools in Sector 93.
Don't just look at the price! Check the builder's reputation. Gayatri ka track record kaisa hai? Godrej is generally reliable, but delays happen everywhere.
True that! Delays are the norm in Noida. RERA mein complaint daalke bhi kuch nahi hota.
Godrej Nest mein amenities kya kya hai? Swimming pool, gym, kids area... compare karo. Vatika mein basic amenities toh honge.
