Broker buying for himself — confused!

I'm looking at Elixir Windz and Gulshan Bellina. Bellina's resale value seems better, right? Windz is cheaper, but is it worth it long term? Need opinions!

Bhai, resale mein toh brokerage bhi lagega. Factor that into your calculations! And get a property valuation done by a professional.

Have you considered other projects in the vicinity? There are some good options in Sector 150 as well. Sector 150 ka avg rate 7k/sqft hai abhi.

Be careful with Elixir. Read reviews online. They have a history of delays.

Check amenities completion before booking, I made that mistake in my first purchase! Swimming pool is still not functional after 5 years lol.

Bellina resale is good because of the location and the builder reputation. But don't overpay for it! Negotiate hard.

Sector 144 mein rates are skyrocketing! Metro coming up soon, so both properties will likely appreciate. But Bellina is already more established.

Some towers have received OC. Check with the builder directly for the specific tower you are interested in.

Bellina resale value is definitely better *now*, but future ka kya pata? Windz is cheaper, but bhai, builder ka track record bhi dekhna padega. Have you checked their RERA registration and past projects?

Elixir Windz vs Gulshan Bellina... tough choice! Bellina definitely has a better reputation, but Windz is tempting at that price point. Are you looking at resale or new construction in Windz?
