I'm looking at Elixir Windz and Gulshan Bellina. Bellina's resale value seems better, right? Windz is cheaper, but is it worth it long term? Need opinions!

Thanks for all the opinions, everyone! I think I'm leaning towards Bellina now, but will definitely do a thorough site visit and check RERA details. Will update you all on what I decide!

RERA registration number check karo both projects ka. All the details are there.
Bhai, resale mein toh brokerage bhi lagega. Factor that into your calculations! And get a property valuation done by a professional.
I'd personally go with Bellina. Peace of mind is worth the extra money.
Don't forget to check the maintenance charges! They can be surprisingly high.
Have you considered other projects in the vicinity? There are some good options in Sector 150 as well. Sector 150 ka avg rate 7k/sqft hai abhi.
Be careful with Elixir. Read reviews online. They have a history of delays.
Gulshan is a safer bet. But do your due diligence regardless! Don't just blindly follow what others say.

Windz is cheaper for a reason. Have you visited the site? What floor are you considering? Corner unit?
Mera bhi same confusion tha 2 years ago! Ended up going with a different builder altogether in Sector 75. No regrets so far.

Some towers have received OC. Check with the builder directly for the specific tower you are interested in.
