Ready to move projects in Noida are seriously underrated.

Aims AMG looks like a steal compared to VVIP Addresses. 3.4 Cr for VVIP? Too much, tbh. Aims mein you get OC already. Plus, carpet area efficiency is key. I've heard VVIP mein it's not great. Aims AMG is ready to rent out too. Instant ROI, right? VVIP Addresses mein, kab possession milega, no idea. Am I missing something? What are your thoughts on ready vs under-construction risk in Noida?

So, overall consensus is Aims AMG is a better deal than VVIP Addresses right now due to possession and price? But need to verify builder track record and amenities completion?

Exactly! Do your due diligence before investing.

Haan, makes sense. Thanks for the summary!

What happened next? Did anyone actually book in Aims AMG after this discussion?

Sector 150 ka avg rate 7k/sqft hai abhi. Noida is booming, but be smart about your investment.

I bought in Sector 78 three years ago. Prices have doubled since then! Noida is a goldmine, but you need to be careful about the builder.

Anyone know what the current circle rate is in Sector 75? Planning to sell my property soon.

J
Javed Shaikh2 Apr

Circle rate is different from market rate, bhai. Don't get confused. Market rate is much higher now.

Aims AMG mein maintenance charges kya hai? That's a hidden cost that many people forget to factor in.

S
Sana Qureshi2 Apr

Good point about maintenance charges! Check amenities completion before booking, I made that mistake in my previous purchase.

VVIP Addresses mein, which floor? Corner unit? Floor rise charges are insane these days!

K
Kajal Patel2 Apr

Honestly, with the rising interest rates, ready-to-move makes even more sense. EMIs are already killing me!

K
Khushi Gandhi2 Apr

True, rising rates are a major concern. Under-construction projects are a bigger gamble now.

Sector 75 is a good location. Metro connectivity is a big plus. But traffic can be a nightmare during peak hours.

Instant ROI is tempting with Aims AMG, but what's the rental yield like in that area? Is it actually good? Sector 75 ka avg rent kya hai?

S
Saba Khan2 Apr

Rental yield in Sector 75 is decent, around 3-4%. But competition is high. So you need to price it competitively.

Be careful with Aims. I heard they have another project in Greater Noida West that's severely delayed. Check their track record carefully before investing.

Yes, please share more details. I'm also considering Aims AMG.

Which project are you talking about? Do you have any specific details? This is important information.

Bhai, VVIP ka brand value bhi toh hai. It's all about status for some people. But yeah, 3.4 Cr is a lot. Aims AMG, how's the construction quality actually? Anyone seen it recently?

S
Sana Qureshi2 Apr

Construction quality is decent in Aims AMG, I visited last week. But the amenities aren't fully ready yet. That's my only concern. VVIP Addresses is delayed, no doubt. Heard they're targeting end of 2024 now.

Y
Yash Chopra2 Apr

End of 2024? Lol, more like 2025! Builder ne phir se date extend kar diya. I know someone who booked there 3 years ago and still waiting. This whole Noida Extension area is a mess with delayed projects.

d
divya.garg.20212 Apr

Haan exactly, Noida mein yahi problem hai. Builders promise the moon and deliver nothing. That's why I'm sticking to ready-to-move only.

g
gaurav_bajaj_20232 Apr

True that! Mera bhi same experience tha 2 years ago with another builder. Lost so much money on EMI and rent both.

N
Navneet Gill2 Apr

Aims AMG mein carpet area kya hai? VVIP Addresses ka carpet area is pathetic for that price. They're selling air!

p
parvati.mukherjee2 Apr

Where did you get these numbers? Can you share the source? I'm also looking at carpet area efficiency.

a
arjun.gupta.12342 Apr

I think Aims AMG is around 70% efficiency. VVIP Addresses is barely 60%. That's a huge difference when you're paying crores!

J
Javed Shaikh2 Apr

Totally agree yaar! Ready-to-move is peace of mind. VVIP Addresses is nice, but that price point is insane considering the uncertainty. Aims AMG makes sense. Plus, Sector 75 is pretty well-connected now.
