Ready to Move vs. Paying Premium: Noida Dilemma

Godrej Nest is crazy expensive! Elixir Windz seems reasonable, but completed projects mein amenities kaise hain? Currently in a 2BHK, thinking of upgrading, but is the price jump worth it?

Thanks everyone for the insights! Still undecided, but this has given me a lot to think about. Will keep you posted!

Check the amenities completion before booking. I made that mistake.

What floor are you considering? Ground floor is generally cheaper but has its own drawbacks. Higher floors are more expensive but offer better views.

So, anyone actually living in Elixir Windz? Would love to hear your experience directly!

Rising interest rates are also a concern. Consider that before taking a home loan.

Ultimately, it boils down to your risk appetite. Ready to move is safer, but you might miss out on potential appreciation. Under construction is riskier, but could offer higher returns. Dil se socho!

Don't forget to factor in the registration charges and stamp duty. It can be a significant amount, especially for a bigger apartment.

New metro line is coming up in Sector 142. That might affect property prices in the long run. Keep that in mind.

Builder ne phir se date extend kar diya lol. This is the Noida story. I'm so frustrated.

Which builder? Name and shame them!

Check the carpet area carefully. Builders often quote the super area, which includes common areas. Carpet area is what you actually get.

Bhai, this builder ka track record bahut poor hai. Be careful. I know someone who is still waiting for possession after 5 years.

Which builder are you referring to? Name batao bhai, help ho jayegi sabki.

Sector 150 ka avg rate 7k/sqft hai abhi. Is that what you are getting in Elixir Windz?

Possession mila kya kisi ko Elixir Windz mein? What's the actual timeline they are giving?

N

I think ready to move is always a safer bet. You know exactly what you are getting. Paying premium is worth it for that peace of mind, especially in Noida.

I agree 100%. Noida mein, builder par trust karna is like betting on a broken horse.

Elixir Windz...hmmm, suna toh hai. But check RERA registration number before investing. Koi pending dues toh nahi hain builder ke upar?

a
aarti.shah2 Apr

Good point! RERA website is your best friend. Don't trust the builder's sweet talk.

ranjit.sodhi1232 Apr

Haan bhai, RERA is a must. Also, check the builder's past projects. Delayed toh nahi hain?

Mera bhi same experience tha 2 years ago. I was also confused between ready-to-move and under construction. Finally went with a ready-to-move in Sector 75. Peace of mind mila, that's worth it.

Amenities are always a gamble. Builders promise the moon, but deliver a crater. Check the reviews online, and visit the society personally to see the amenities for yourself.

aditya.bansal4562 Apr

Exactly! I made that mistake. Booked an under-construction property based on their brochure. Now, swimming pool is still 'under construction' after 3 years!

Which society are you talking about, U9? So that we can avoid it!

Totally agree yaar, Godrej Nest is out of reach for most. Elixir Windz ka construction quality theek hai, but amenities ka I'm not sure. Sector 16 mein rehte ho?

Price jump is always a dilemma! Depends on your budget and needs. Calculate the EMI difference and see if it's manageable. Future appreciation bhi dekhna bhai.
