Ready to move in or wait for Royal Residency?

Fed up of renting, landlord raised rent again. Finally taking the plunge, but honestly not sure which way to go. Eldeco Edge is ready to move, but the price is crazy high, 7.73 Cr onwards! Royal Residency is upcoming, cheaper at 59L-75L, but who knows when possession will actually happen? I'm thinking EMI vs rent math, but the risk of delay is scary. Eldeco has a reputation, but is it worth the premium? Royal Residency looks good on paper, but what about hidden costs? Which would you pick if you were in my position? Vote below!
