Noida flat owners: what hidden costs hit you?

I'm downsizing now that the kids have moved out. Anchal Real Estate seems okay, but what about hidden charges at possession? Heard horror stories about extra PLC costs. Anyone faced this with them? Or are they transparent? Want something manageable, you know. Resale of existing property is key. Any advice?
