posted on 4 AprConfused between CIA Vijay Laxmi and Godrej Riverine
Honestly, I'm confused. CIA Vijay Laxmi Tower is way cheaper, around 25-42L. But Godrej Riverine is like, 7Cr+! Is the location that different? I need a 3BHK for my kids, safety is top priority. Riverine looks fancy, but is it worth the extra cost? My wife's priority is school proximity. Which one has better resale potential, you think? Not sure if I can stretch my budget that much. Any opinions?

So, what did you decide? Which one are you leaning towards?
Yeah, curious to know what you're thinking now after all this advice!
Make sure to visit both sites multiple times at different times of day. See the traffic, the noise levels, the overall vibe.
Check amenities completion before booking, I made that mistake in my first flat. Swimming pool is still not functional after 3 years!
Rising rates are a concern, but don't rush into a decision. Take your time and do your research. A home is a big investment.
Between these two, if budget is not a HUGE constraint, Godrej Riverine is the better choice. Better location, better brand, better resale. But definitely explore other options in Sector 150 as well.
Ultimately, it depends on your risk appetite. CIA is cheaper, but riskier. Godrej is safer, but expensive. Think about what you're comfortable with.
Don't just look at the price. Consider the long-term costs, like maintenance fees and property taxes. These can add up significantly over time.
Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind when comparing prices. Also, consider the carpet area vs. super area. Builders often inflate the super area to make the price seem lower.
Don't forget to factor in the cost of interiors! 7Cr ka flat liya aur interiors mein bhi phir 20-30L lag jayenge.
School proximity is important, but also think about future schools. Noida is growing rapidly, so new schools will keep coming up.
Builder ne phir se date extend kar diya lol. Noida mein yahi problem hai. Trust no one!
True! Every builder in Noida does this! Always factor in a delay of at least 6 months.
That's why RERA is so important. At least you have some recourse if the builder delays the project.
Honestly, I'd look at other options in Sector 150 as well. There are other good projects that might be more affordable than Godrej Riverine.
Which ones are you thinking of? Any specific recommendations?
Yeah, I agree. Sector 150 has a lot of new projects coming up. Competition is good for buyers!
Be careful with CIA. Their other projects have had issues with construction quality. Worth doing your research, even at that price point.
Resale potential will be higher for Godrej, no doubt. Brand name matters a lot. But 7Cr... woh toh phir luxury segment mein chala gaya. Are you sure you need to spend that much?
Exactly my thought! Resale toh phir bhi time lagega. Present mein agar budget stretch ho raha hai, then it's not worth the stress. EMI ka pressure bhi toh hoga.
Haan, resale value is important, but don't overextend yourself. There are other good options in between 40L and 7Cr!
Mera bhi same experience tha 2 years ago. I was confused between a cheaper option in Greater Noida West and a slightly more expensive one in Sector 75. I went with Sector 75 because of better connectivity and social infrastructure. No regrets so far.
Godrej Riverine mein possession mila kya kisi ko? I heard there were some delays.
RERA website check karo for the latest updates on possession timelines. Don't just rely on what the builder tells you.
Haan, RERA is your best friend! Protects you from builder delays and false promises.
Not yet, expected possession is next year. But Godrej usually delivers on time, unlike some other builders in Noida.
Bhai, 7Cr vs 40L is a HUGE difference! Location wise, Sector 150 (Riverine) is definitely better planned, more green space. But Vijay Laxmi... which sector is that even? Safety wise, gated community toh dono hi honge. Check the builder's reputation carefully.
Yaar, it depends on your priorities. Godrej is Godrej, brand value hai. But 7Cr is insane! For that price, you could buy something bigger in a more established sector. CIA... I've heard mixed reviews. Check their RERA registration before anything else.
School proximity is key! Which schools are you targeting? That should narrow down your search. Sector 150 has some good international schools coming up. Vijay Laxmi might be closer to older sectors with established schools.
Vijay Laxmi Tower is in Sector 112. Honestly, the area is still developing. Lots of construction going on. Dust and noise. Godrej Riverine is much more peaceful. But yeah, the price difference is crazy.
Sector 112 mein toh abhi infrastructure bhi itna developed nahi hai. Metro connectivity bhi door hai. Riverine is closer to the Noida-Greater Noida Expressway.
Exactly! Sector 112 is still a bit sketchy at night. Safety is a concern there, especially for kids.
True that. I live near Sector 112. Roads are bad, power cuts are frequent. Riverine is definitely a better location if you can afford it.
