Thinking of upgrading from my 2BHK. Ivory County looks nice, but PLC is crazy! Great Value Sharanam is ready, but resale value? Is under-construction worth the risk and extra cost, honestly not sure.

Has anyone considered Gaur City? It's a bit further out, but the prices are more reasonable.
Gaur City is too crowded for my taste. Too much traffic and pollution. But yes, the prices are definitely lower.
Connectivity is an issue in Gaur City. Need your own vehicle to get around. Public transport is not great.
Tough choice! Ivory County ka location is prime, but the PLC is a deal-breaker. Great Value is risky. Maybe explore other options in Sector 150?
I think it boils down to your budget and risk tolerance. If you can afford the PLC and trust the builder, Ivory County might be worth it. Otherwise, explore other options.

Check amenities completion before booking, I made that mistake with my last property. Promises were made, nothing delivered!
Ivory County ka RERA registration number check karo. Make sure it's valid and everything is in order.
Under-construction mein discount milta hai, but the risk is also higher. Depends on your risk appetite.

Website pe toh outdated information hai. Better to visit the site office directly. But be prepared for their sales tactics!
Be careful with Great Value! I heard some stories about their construction quality. Do your due diligence before booking.
Noida mein property rates toh sky-high ho gaye hain! Even a small apartment is costing a fortune. Is it a bubble?
Interest rates are also going up. Makes it even harder to afford a home. Renting seems like a better option right now.
U18, agree! Renting is looking more attractive. EMI is killing me.
Bubble toh nahin hai, but definitely overpriced. Demand is high, supply is limited. And builders are taking advantage of the situation.
Mera bhi same experience tha 2 years ago. I chose a ready-to-move-in apartment in Noida Extension. Paid a premium, but peace of mind is priceless. Under-construction mein bahut tension hai.
Ivory County is in Sector 115, right? Location-wise it's good, close to the Noida-Greater Noida Expressway. But PLC...ouch! Great Value is in Sector Techzone 4, which is still developing.
I'm also looking in that area. Sector 150 is booming, but prices are already high. Is it too late to invest there?
U9, Sector 150 is still a good bet, but you need to be selective. Some projects are better than others. Research the builder well.
Nahin yaar, Sector 150 is still growing. New metro line is coming up, that will boost prices further. But do your homework!
PLC charges are definitely a killer in Ivory County! Great Value is a gamble, resale is always a question mark. Under-construction is a headache, but sometimes the only way to get what you want. Dilemma toh hai yaar!
Totally agree U1. Ivory County is beautiful but the PLC is just daylight robbery. Great Value, dekhne mein toh theek hai, but builder reputation is everything. Check their other projects before investing.
Bhai, Great Value Sharanam possession mila kya kisi ko? Last I heard, there were some delays. Under-construction mein phasna nahi hai. Been there, done that, never again!
U3, delays toh har jagah hai. Which project of Great Value are you talking about? Sharanam ka toh suna tha complete ho gaya hai. Maybe phase-wise hoga.
U4, I heard the same. Phase 1 is done, Phase 2 is delayed. But delays are common, especially post-COVID. The question is, kitna delay?
Phase 2 mein toh abhi tak kaam hi shuru nahi hua properly. Mera friend ne book kiya tha, he's super frustrated. RERA mein complaint daalni padegi shayad.
U6, RERA complaint is the only way to get them moving. File it online, it's pretty straightforward. And keep following up!
