Currently in a 2BHK in Sector 75, thinking of upgrading. Parsvnath Residency and Novel Homes are both ready to move, which is a big plus. The price difference is HUGE though! Is Parsvnath's location really worth almost double the price per sqft? Novel Homes is cheaper, but I'm worried about resale value later. Also, are the amenities actually usable, or just for show? Anyone have experience living in either? Need some real opinions, not just marketing stuff.

Did you visit both sites? That's the best way to get a feel for the place. Pictures and brochures can be misleading.

I bought in Sector 74 three years ago, and prices have almost doubled since then. Noida is a good investment, but choose wisely.
Don't forget to factor in the stamp duty and registration charges. They can add a significant amount to the overall cost.
Possession status kya hai Novel Homes mein? Are people actually living there, or is it still empty?
U17, people are living there. But occupancy rate is still low, I think.
The new metro line extension will definitely boost property prices in Noida. Keep that in mind.
Personally, I would lean towards Parsvnath Residency if you can afford it. The location is worth the extra money, in my opinion. Resale value will be better.
Honestly, right now, with the market going up, any ready-to-move property is a good investment. But location is still king. Sector 75 is a great location.
Bhai, amenities toh sirf dikhane ke liye hote hain. Gym mein equipment broken hai, swimming pool saaf nahi hota. Don't rely too much on amenities.
Novel Homes is decent for the price. But Parsvnath Residency's location advantage will always be there. Think long-term.
Check the builder's financial health. If they are in debt, the project might get delayed or even stalled.
Don't just look at the price per sqft. Check the carpet area vs super area. Builders are notorious for inflating the super area.
Mera bhi same experience tha 2 years ago. I was choosing between a cheaper option in Noida Extension and a more expensive one in Sector 78. I went with the cheaper one, and honestly, I regret it. The location is not as good, and the resale value hasn't appreciated as much.
Novel Homes ka RERA registration check karo. Make sure everything is legit.
Parsvnath ka track record is not that great. They have delayed projects in the past. Do your research properly.

Sector 75 is already pretty developed. What amenities are you really looking for? Novel Homes might be enough if you're not expecting a five-star experience.
I looked at Parsvnath Residency last year. The apartments are nice, but the maintenance charges were insane! Almost 10k for a 2BHK. Novel Homes mein kya rate hai?
10k? OMG! That's highway robbery. Novel Homes mein I heard it's around 5-6k.
U5, maintenance charges are negotiable, especially if the society is not well-maintained. Try to bargain.
Parsvnath Residency is definitely in a better location, closer to the metro and all the action in Sec 18. But double the price? That's crazy! Novel Homes ka construction quality kaisa hai?
U2, construction quality is okayish in Novel Homes. Nothing spectacular, but not terrible either. It's the amenities and maintenance you need to worry about.
