Novel Homes or Parsvnath Prestige for investment?

Okay I'll say it: Parsvnath Prestige mein maintenance charges toh bohot zyada hai! Novel Homes seems better ROI-wise, right? Possession bhi ready hai. Change my mind.

So, OP, which one are you leaning towards now after all this gyaan?

Honestly, both have pros and cons. Depends on your risk appetite and budget.

Mera experience Parsvnath ke saath bahut kharab raha hai in the past. Delayed possession and then hidden charges. I'd be very cautious.

I think you need to visit both sites and see for yourself. Pictures and opinions are one thing, reality is another.

Sector 150 ka average rate 7k/sqft hai abhi. Prestige is easily 12k+. Is the difference worth it?

Check the builder's track record on RERA website. See how many projects they've completed on time. That will give you a good idea.

Novel Homes has good amenities on paper, but are they actually completed and functional? Check before you book. I made that mistake once.

Bhai, this is a tough one. Prestige is established but expensive. Novel Homes is upcoming but risky.

Don't forget to factor in the registry charges. They're pretty high now, especially with property rates going up.

Okay, so Prestige is prime location, better resale, but crazy maintenance. Novel Homes is cheaper, potentially good ROI, but quality concerns. Got it.

Someone mentioned plumbing issues in Novel Homes. Anyone else heard about that?

Prestige mein toh club house and swimming pool bhi maintained nahi hai properly despite the high charges. What are we paying for?

puja.roy.delhi4d ago

Exactly! That's my biggest concern. Maintenance is a black hole!

I bought in Sector 150 three years ago. Rates have almost doubled. Novel Homes is a good bet if you're looking for appreciation.

Possession mila kya, Novel Homes walon ko? That's the real question.

Ready possession projects hain kuch. But phase wise hai. Check which tower is ready.

Haan, and double-check the OC. Occupancy Certificate is important, warna future mein problem hogi.

Sector 150 is good, but the connectivity is still an issue. Metro abhi tak nahi aayi.

ROI wise Novel Homes might seem better initially, but resale value of Prestige will be way higher in the long run. Think long term, bhai.

Maintenance charges are a killer in Prestige, agreed. But the quality of construction is far superior to Novel Homes. I've heard stories...

K
Karan Kumar4d ago

Stories? What stories? Share karo yaar, I'm considering Novel Homes.

Sunah hai plumbing issues hain and finishing bhi utni achi nahi hai. Visit the site yourself and check properly.

Novel Homes ka RERA number check kiya? Verify everything before investing. Don't just go by ROI.

Parsvnath Prestige definitely has high maintenance, but location toh dekho! Sector 93 is prime. Novel Homes, which sector is that even? Maintenance is low for a reason, right?

shobha_bhosale_xyz4d ago

Novel Homes is in Sector 150. Emerging area, but still developing. Prestige is established.
