posted on 4 AprNoida property: Amrapali nightmares or real? Confused!
Since moving to Dubai, I'm looking to invest back home. Heard Amrapali kaafi issues the. Are those stories true? Worried about construction quality. Also, resale value of their properties? I can't visit often so need a property manager. Koi experience hai toh batao yaar.

Jewar is the future! But it's still developing. Infrastructure is not yet fully in place. Long-term investment.
So, @U1, what are you planning to do? Still considering Amrapali or looking at other options?
Amrapali is a big NO. Save yourself the headache and look elsewhere. Peace of mind is priceless.
Property manager suggestions anyone? Looking for someone reliable in Noida.
Check out NoBroker's property management services. They are quite popular. But read reviews before you hire them.
I used Square Yards for property management. They were okay, not great. But better than nothing.
Be very careful. Amrapali is a black hole. Your money can get stuck for years. Research thoroughly before investing.
I'd suggest focusing on newer projects in Noida Extension or Yamuna Expressway. Better returns and less risk.
Anyone has experience with projects near the Jewar airport? Thinking of investing there.
Market is hot right now. Rates are going up due to inflation and demand. If you find a good deal, don't wait too long. But avoid Amrapali at all costs.
I've heard some positive stories about NBCC completing some of the Amrapali projects. Still risky though.
NBCC is taking over some projects, but progress is slow. Don't expect quick possession. Check the NBCC website for updates.
Bhai, I bought a flat in Sector 150 two years ago. Rates have gone up significantly since then. Metro connectivity is a plus point. But Amrapali? Never!
Amrapali ka chakkar chodo. Look at resale in well-developed sectors like 44 or 50. Safe investment, good rental income.
Sector 44 is too expensive now. Almost Gurgaon rates! But location is prime, I agree.
Rental yield in 44 is decent, but property tax is high. Factor that in before you invest.
I know someone who got a good deal on an Amrapali auctioned property. But it's a long process and requires a lot of paperwork. Not for everyone.
Possession status kya hai for the project you are looking at? That's the most important question. Don't fall for their sweet talk.
Site visit is impossible for the original poster since he is in Dubai. That's why he needs a reliable property manager or someone to check on things.
True, site visit is hard. Maybe get a friend or relative to check it out? Or hire a professional inspector.
Exactly! Builder will show you model flats and make big promises. But reality can be very different. Site visit is a must.
Sector 75? Oh god, my friend invested there 10 years ago, still no possession! Amrapali is a total fraud company. Stay away!
10 years! That's insane. Did he file a case in RERA?
RERA helps, but it's a slow process. Recovery is not guaranteed. It's a gamble.
Exactly. RERA is just a formality. Builder will give new dates again and again. Mera bhi same experience tha 2 years ago with another builder in Greater Noida West.
I agree with U2. Godrej or ATS are safer bets. Little more expensive, but peace of mind is worth it, especially when you're not in India.
Haan, exactly. Thoda extra paisa deke bhi, atleast you know things will be done properly. Amrapali is just a headache.
But Godrej and ATS have their own issues too. Delays are common everywhere in Noida. Check their past project delivery timelines carefully.
Don't just look at big names. Some smaller builders are doing good work in Noida Extension. But due diligence is key. Check their financial stability.
Amrapali? Bhai, that's a dicey situation. A lot of projects are stuck. Before investing, check RERA and court orders. Resale value will be affected for sure. Property manager is a must if you're not here.
True that! Amrapali is a huge risk. Lots of pending cases. Better to look at established builders like Godrej or ATS. Safe bet for NRIs, I think.
Which Amrapali project are you looking at? Makes a big difference. Some are further along than others. And yes, construction quality is a valid concern. I heard Sector 75 projects are especially problematic.
