Ready to move vs under construction: My Noida dilemma

I'm torn. Parsvnath Residency is ready to move, but Ivory County promises bigger appreciation. Is the under-construction risk worth it for potentially higher ROI? From my experience, OC delays are common. Has anyone compared carpet area efficiency? Honestly not sure which to choose. Thoughts?

Did you visit both sites? Sometimes the 'feel' of the place makes the decision for you.

Rising interest rates are making ready-to-move options more attractive, IMHO. EMI burden is already high.

Ultimately, it depends on your risk appetite. If you're risk-averse, go for ready-to-move. If you're willing to gamble, under construction might be worth it.

So, what did you decide? Parsvnath or Ivory County?

Be careful with the 'super area' vs 'carpet area' trick! Builders often inflate the super area.

I'm also considering Sector 75. It's developing rapidly, and the metro connectivity is good.

Under construction is good if you have time and can take the risk. But if you need a place now, ready to move is the only option.

Ivory County ka RERA number is UPXXXX. Check it out online.

Ivory County promises bigger appreciation because it's further out. Noida Extension or Pari Chowk types. Appreciation is dependent on infrastructure development. Dekho connectivity plans kya hai.

Don't just look at the price per sq ft. Look at the overall cost, including parking, club membership, etc. These things add up!

Parsvnath Residency is older, right? Check the maintenance charges. They can be quite high in older societies.

Ready to move mein loan approval bhi jaldi hota hai, less hassle. Under construction mein banks are more cautious.

Kya rate chal raha hai Parsvnath Residency mein? And what floor are you looking at? That makes a big difference.

I invested in Sector 150 last year. Rates have already gone up significantly because of the new Jewar airport plans. Maybe consider that area too?

Bhai, Ivory County ka builder... thoda questionable hai. Check their other projects. Delay toh pakka hoga.

Haan yaar, Noida mein toh builder ka track record is everything.

Personally, I prefer ready to move. Peace of mind is worth more than potential appreciation.

I bought a ready-to-move flat in Noida Extension 3 years ago. Best decision ever! No stress, no waiting.

Parsvnath Residency is a safe bet, bhai. Ready to move hai toh rent bach jayega. Ivory County ka naam toh suna hai, but delays are a real headache in Noida. Been there, done that!

Exactly! Rent bachana is a big deal. EMI bhi do, rent bhi do...kahan se aayega paisa?

Bigger appreciation is always a gamble. What's the possession status of Ivory County according to RERA? Check that first.

Good point! RERA ID do, I'll check.

Carpet area efficiency matters a lot! Parsvnath Residency might seem smaller, but if the carpet area is good, it's worth considering. Ivory County ka floor plan dekha kya?
