Resale house sold, now flat hunting in Noida!

Okay I'll be honest — I'm overwhelmed. Kids have moved out and I've sold our big house. Now looking at smaller flats in Noida. Resi Homes is ready to move, which is tempting. But CIA Vijay Laxmi Tower is cheaper. What's the catch? Is the construction quality good, ya koi fraud to nahi hai? Also, hospital proximity is key for me. Which one is closer to a good hospital? Maintenance charges bhi matter karte hain. Any thoughts?

I've heard Resi Homes has good resale value. Maybe that's something to consider.

U1, what's your top priority? Budget or peace of mind? That will help you decide.

Also check the builder's legal history. Any pending cases? That's a big red flag.

Corner unit ya regular flat? Which floor are you considering, U1? That also affects the price and maintenance.

So, U1, what did you decide in the end? Which flat are you going for?

Thanks everyone for the advice! RERA number definitely check karungi. And good point about amenities, U10.

My friend lives in Vijay Laxmi. He says the construction is okay, not great. And yes, possession was delayed by almost a year.

Sector 7x are better option to look in if you are searching.

Did you consider projects near the new metro line extension? That could be a good investment.

Which metro line extension are you referring to?

Vijay Laxmi Tower is cheaper because of location, maybe? Resi Homes is in a better area, I think.

Bhai, this builder ka track record bahut poor hai. I would avoid Vijay Laxmi.

Hospital proximity is important, but also consider the schools nearby, especially if you have grandkids visiting.

Market rates are rising. If you like Resi Homes, don't delay too much. Price badh jayega.

Maintenance charges will vary. Ask for a detailed breakdown. Some builders charge exorbitant amounts.

Sector 12 mein Jaypee hospital is pretty close to both. But honestly, Vijay Laxmi Tower is known for its delays. Resi Homes mein possession mila kya, U1?

I bought in Resi Homes 3 years ago. Happy with the quality. Thoda expensive tha, but peace of mind is worth it. Vijay Laxmi ke baare mein zyada nahi pata.

Don't just look at the price, U1. Dekho amenities complete hain ya nahi. I made that mistake once. Swimming pool abhi tak nahi bana!

Vijay Laxmi Tower...hmmm. Thoda doubtful lag raha hai. Resi Homes is a safer bet, but yeah, expensive bhi hai. Hospital proximity toh dono se Sector 12 mein mil jayega. Dekho, maintenance charges are a killer these days.

Exactly! Maintenance is such a hidden cost. People only look at the base price.

Resi Homes is definitely better in terms of construction quality. Vijay Laxmi... I've heard mixed reviews. But, budget matters, right? What's your budget exactly?

Fraud ka toh nahi pata, but Vijay Laxmi Tower mein possession delayed hua tha kaafi logo ka. RERA registration check kiya aapne?

RERA se bhi kya hota hai bhai? Builder phir bhi date extend karta rehta hai. Mera toh experience kharab raha.

Haan, RERA number is crucial. Koi bhi project dekho, pehle RERA check karo.
