Resi Homes vs Sharanam - Ready to Move Confusion!

Is Great Value Sharanam really worth almost 3x the price of Resi Homes? I'm seeing Resi Homes offering ready-to-move flats for around 45L. Sharanam is starting at 1.11 Cr! Matlab, is the carpet area in Sharanam so much better to justify that difference? Or are you paying purely for the brand name? Honestly, I'm looking at rental potential. Will Sharanam actually get me 3x the rent? I doubt it. Someone told me the maintenance charges are also crazy high there. I know Resi Homes is more basic, but it's OC toh hai na? Change my mind; tell me why Sharanam is *actually* worth it. Anyone living in either society, please give honest reviews.

Has anyone actually lived in Resi Homes? What's the actual construction quality like? I'm worried about seepage and poor finishing inside the apartments.

Bhai, Noida mein seepage toh common problem hai. Even in 'premium' societies. Get a good home inspection done before buying.

I heard there's a new metro line extension planned near Sector 112. That could significantly increase the value of Resi Homes in the future. Anyone have more info?

Honestly, I think it boils down to your risk appetite. Sharanam is a higher risk, higher reward (maybe) investment. Resi Homes is safer, more predictable. Depends on what you're looking for.

Don't forget about property tax! Check the property tax rates for both societies. That can add up over time.

Metro connectivity doesn't automatically translate to 3x the rent, U9. People still prioritize affordability. And e-rickshaws are everywhere these days. Last mile connectivity is not a major issue.

Mera bhi same experience tha 2 years ago. I was choosing between a slightly older society with OC and a new one with better amenities but delayed possession. I went with OC and never regretted it. Peace of mind is priceless.

What's the RERA registration number for Sharanam? Has anyone verified it? Builder claims can be misleading. Always double-check.

Good point, U12. RERA number se pata chal jayega if there are any pending litigations or past delays. Always do your due diligence!

Resi Homes is in Sector 112. And U3 is right, 1.11 Cr in Sec 150 gets you a LOT more. I'd say Resi Homes is a good option if you're on a budget and want immediate rental income.

I visited Sharanam last month. The amenities are top-notch - clubhouse, swimming pool, everything. But the maintenance charges are indeed high. They quoted me around Rs. 10 per sq ft. Resi Homes kitna hai?

Rs 10 per sq ft! That's insane! Resi Homes is probably around Rs 3-4. HUGE difference. U5, was the finishing really that much better in Sharanam to justify it?

U6, the finishing was definitely better, especially in the common areas. But honestly, for rental purposes, I'm not sure it's worth the extra cost. Unless you're targeting a very high-end tenant.

High-end tenant in Noida? Good luck with that! Most companies are cost-cutting these days. Paying guest culture is more prevalent.

Exactly! Noida is all about affordable housing and student/working professional rentals. Sharanam is overpriced for the market, in my opinion.

Bhai, 3x rent toh impossible hai. Sharanam is definitely more premium, but Resi Homes being OC is a big plus. No headache of delayed possession. Are you sure about the maintenance charges though? Worth checking.

Exactly my thought! Resi Homes is a no-nonsense option. OC is gold in Noida. Sharanam is probably targeting a different segment - more luxury focused. Rental yield might be better in Resi Homes due to lower investment.

Sharanam ka construction quality better hoga, no doubt. But 3x the price? Matlab, Sector 150 mein bhi itna rate nahi hai. Resi Homes is in which sector again?
