Parsvnath Prestige vs Great Value - reality check needed!

I'm based in Dubai and can't visit Noida. Everyone glorifies Parsvnath Prestige, but what about hidden costs? Great Value Sharanam seems cheaper, but is the construction quality sahi hai? Which has better rental potential? Change my mind.

Check the amenities completion before booking, I made that mistake in my previous investment. They promised a clubhouse, never built it!

Ultimately, it depends on your risk appetite and budget. If you can afford Prestige, go for it. Otherwise, Sharanam might be a decent option if you do your due diligence.

One thing to remember is the registry charges and stamp duty. Add that to your overall cost. It's significant.

I visited Sharanam last month. The sample flat looked okay, but the overall construction site seemed a bit chaotic. I'd recommend getting a trusted friend to visit on your behalf.

Last I checked, Prestige was around 6.5k-7k sqft, Sharanam was closer to 5k-5.5k. But prices fluctuate, especially with the new metro line coming up.

Rental potential in both will be decent because of the location (near Pari Chowk). But Prestige will command a higher rent, obviously. Think about your ROI.

Don't just look at the price tag. Check the RERA registration number for both projects and see if there are any red flags. Parsvnath ka track record is mixed, to be honest.

I invested in Prestige 5 years ago. Possession mila kya? NO! Still waiting. Builder ne phir se date extend kar diya lol. Be very careful.

Parsvnath Prestige is good, no doubt. But 'glorified' is the right word. Great Value Sharanam is definitely cheaper. Construction quality... that's the question, isn't it? Rental potential wise, Prestige will always win. But is it worth the extra cost from Dubai?

Exactly! My friend also booked in Sharanam. Delay bhi chal raha hai. Parsvnath is expensive, but at least you get some assurance.

Compromises toh har jagah hain yaar. Even in Prestige. It's about how much you can tolerate. Sharanam is definitely more budget-friendly.
