Ivory County's PLC charges are daylight robbery

Been seeing ads for Ivory County everywhere. I'm based in Dubai, so can't do a site visit easily. The price looks attractive initially, but then PLC charges hit you like a truck! Honestly not sure if it's worth it. Parsvnath Prestige, on the other hand, is ready to move. No risk of builder delays, OC already in place. Okay I'll say what no one says: ready possession is worth paying a premium for, especially if you're overseas and need rental income ASAP. Who wants to chase builders from abroad? Plus, carpet area efficiency matters. Heard Ivory County wastes a lot of space. What's the real sqft price after factoring in everything? Change my mind.

For NRIs, ready possession also means less documentation hassle. Dealing with banks and registration from abroad can be a headache.

Mera bhi same experience tha 2 years ago with a different builder. Promises, promises, and then nothing. Ready possession is the way to go, even if it means a smaller apartment.

Carpet area efficiency is a HUGE point. Some builders are masters of creating 'super area' which is basically unusable space. Ask for the carpet area certificate.

Bhai, location is everything! Sector 150 is booming. But yes, PLC charges are a killer. I'd say negotiate hard. They always budge a little.

I bought in Parsvnath Prestige 2 years ago. Paid a premium, yes, but peace of mind is priceless. Zero hassle. Rent bhi mil raha hai consistently.

Totally agree! PLC charges are insane these days. They lure you in with the base price and then BAM! Parsvnath is definitely safer, especially for NRIs. Rent toh aana chahiye na bhai.
