Finally taking the plunge, fed up of renting. Parsvnath Prestige is ready to move, but resale market is kinda slow, right? Ivory County looks great, but under construction... Has anyone seen their actual carpet area vs what they advertise? And PLC charges seem crazy high, no? Should I risk it?

At the end of the day, it's a risk-reward calculation. How much risk are you willing to take for potentially higher returns? Good luck!
One thing is for sure, Noida real estate is a gamble. But sometimes, you gotta roll the dice. Just do your research before you do!
So true! Noida is a wild ride. But with the right research, you can find a good deal.
Be careful with Ivory County, this builder has 3 delayed projects in Greater Noida West. Do your homework thoroughly!
Has anyone actually booked a flat in Ivory County? What was your experience with the sales team?
Sales team is all smiles and promises until you sign the dotted line. After that, good luck getting them to respond to your calls!
Current market is tough, interest rates are high. If you're fed up of renting, maybe Parsvnath Prestige is the safer bet even with slow resale. At least you'll own something.
RERA registration number check karo for both projects. It will give you a lot of information about the project's status and compliance.
So, OP, what did you decide? Parsvnath ya Ivory County? Curious to know your final decision.
New metro line is coming up near Sector 150, isn't it? That could significantly impact property prices in the long run. Something to consider for Ivory County.
True, U19. But the metro project is still years away. Don't base your decision solely on that.
Haan, metro toh aane mein time lagega. But even the *possibility* of a metro line will keep prices relatively stable.
Parsvnath Prestige is ready to move, that's a big advantage in this market. Less risk, more peace of mind.
Personally, I'd lean towards Parsvnath Prestige. Resale slow hai, but at least you know what you're getting. Ivory County is too risky for my taste.
Don't just look at the carpet area and PLC. Check the amenities! Swimming pool, clubhouse, gym... are they actually going to build it, or just promise and disappear? I made that mistake in my first purchase.
Ivory County is located near the Yamuna Expressway, right? Connectivity to Delhi is good, but pollution can be a concern. Consider that too.
PLC charges are negotiable, right? Has anyone successfully negotiated them down? Any tips?
Negotiation is possible, but you need to be firm. Group booking mein chances zyada hote hain. Also, threaten to walk away - that usually works.
U16, try to get them to waive some of the PLC charges in exchange for a faster payment schedule. Sometimes they're more willing to do that.
Bhai, Noida mein toh yahi problem hai. Builders promise the moon, deliver a crater. Been there, done that. Now stuck with a delayed project in Sector 75.
Sector 150 is booming, but Ivory County's pricing is aggressive. What's the approx rate per sqft they're quoting?
Heard it's around 8k-9k per sqft, depending on the floor and facing. Too much, IMO.
8-9k? That's insane! Sector 150 ka avg rate should be closer to 7k. Negotiate hard!
Parsvnath Prestige mein possession mila kya kisi ko? Heard some stories about pending dues and delays even after OC.
I invested in a similar project 5 years ago. Biggest mistake of my life. Builder ne phir se date extend kar diya lol. Abhi tak wait kar raha hu. Check their financial health before investing!
U11, which project was it? Name and shame them! So others can be warned.
U11, bhai same pinch! Mera bhi aisa hi haal hai. Stuck in a legal battle now. These builders are ruthless.
Ivory County ka PLC? Highway robbery is an understatement! They're charging premium for location, but is the location really *that* premium? Parsvnath Prestige is safer, but resale is definitely slow. Soch samajh ke bhai.
Totally agree with U1. PLC charges are insane. Check RERA website for Ivory County, Upar se builder ka past record bhi dekh lena. Under construction project hai, so risk toh hai.
Parsvnath Prestige is ready to move, that's a big plus. But slow resale... hmm. Ivory County, carpet area ka kya scene hai? Koi bata sakta hai? I heard they inflate it a lot.
Haan yaar, builders toh sab karte hain. Check the fine print carefully. 'Super area' aur 'carpet area' mein zameen aasman ka farak hota hai.
Exactly U4! And don't just rely on the brochure. Visit the site, measure it yourself, or hire a professional. Save yourself the headache later.
U3, carpet area check karne ka best tareeka hai RERA documents. Builder legally bound hai sahi information dene ko. Check clause 4.2 in the agreement.
