Ivory County's PLC charges are highway robbery.

Finally taking the plunge, fed up of renting. Parsvnath Prestige is ready to move, but resale market is kinda slow, right? Ivory County looks great, but under construction... Has anyone seen their actual carpet area vs what they advertise? And PLC charges seem crazy high, no? Should I risk it?

Current market is tough, interest rates are high. If you're fed up of renting, maybe Parsvnath Prestige is the safer bet even with slow resale. At least you'll own something.

Don't just look at the carpet area and PLC. Check the amenities! Swimming pool, clubhouse, gym... are they actually going to build it, or just promise and disappear? I made that mistake in my first purchase.

Negotiation is possible, but you need to be firm. Group booking mein chances zyada hote hain. Also, threaten to walk away - that usually works.

U16, try to get them to waive some of the PLC charges in exchange for a faster payment schedule. Sometimes they're more willing to do that.

I invested in a similar project 5 years ago. Biggest mistake of my life. Builder ne phir se date extend kar diya lol. Abhi tak wait kar raha hu. Check their financial health before investing!

Totally agree with U1. PLC charges are insane. Check RERA website for Ivory County, Upar se builder ka past record bhi dekh lena. Under construction project hai, so risk toh hai.

Haan yaar, builders toh sab karte hain. Check the fine print carefully. 'Super area' aur 'carpet area' mein zameen aasman ka farak hota hai.

U3, carpet area check karne ka best tareeka hai RERA documents. Builder legally bound hai sahi information dene ko. Check clause 4.2 in the agreement.
