So, I'm looking at Noida options again. Parsvnath Prestige is ready, but the price is almost double Resi Homes! Prestige mein, you get what you see, OC clear hai. Resi Homes is cheaper upfront, but I'm calculating total cost. Stamp duty, registration, interiors...it adds up. Which one has better ROI in 5 years, considering the location? What do you guys think, Prestige for peace of mind or Resi Homes for affordability? Vote!

So, what did you decide, OP? Did you go with Prestige or Resi Homes? We're all curious!
One more thing, check the builder's history with previous projects. Have they delivered on time and with good quality? That's a good indicator of what to expect.
Builder ne phir se date extend kar diya lol. Classic Noida builder move. Check the fine print of the agreement carefully!
U10, I checked the RERA website. Resi Homes has a completion date of Dec 2024. Prestige is already completed. That's a significant difference!
Personally, I'd go for Prestige if OC is clear and construction quality is good. But get it inspected by a professional before you finalize anything. Hidden defects can be a nightmare.
Don't forget to factor in property tax and maintenance charges. Those can add up significantly over 5 years.
Ultimately, it depends on your risk appetite and financial situation. If you're looking for peace of mind and a safer investment, Prestige might be the better option. But if you're willing to take a bit more risk for potentially higher returns, Resi Homes could be worth considering. Just do your homework!
Prestige is definitely a safer bet. But ROI depends on resale value. Will the market appreciate enough in 5 years to justify the higher initial investment? That's the million-dollar question.
Mera experience toh yahi hai, 'you get what you pay for'. Cheap is expensive in the long run. I'd rather pay more upfront for peace of mind and better quality.
Resi Homes… isn't that near Pari Chowk? That area is still developing. Prestige, if it's in a prime location, will likely have better appreciation. Location is king!
I heard the new metro line is going to boost property values in some sectors. Factor that in too! Which sectors are these projects in?
Personally, I'd lean towards Prestige if you can afford it. Better to invest in something solid than save a few lakhs and regret it later. But that's just my opinion. I bought in Sector 137 2 years ago, and the quality is definitely worth the premium.
Has anyone actually gotten possession in Resi Homes? Last I heard, there were delays. RERA registration number check karo ek baar. That will give you some idea of their track record.
Good point! RERA number is crucial. Don't trust anything the builder says without verifying it on the RERA website.
Haan, RERA website is your best friend in Noida. Builders are notorious for making false promises.
Affordability is key! If Resi Homes fits your budget better, go for it. Just do your due diligence and get a good lawyer to review the paperwork. Stamp duty and registration are the same for both, right?
Don't forget the hidden costs of interiors! Modular kitchen, wardrobes, false ceiling... it all adds up. Especially if you're going for a modern look.
Don't forget to factor in the cost of getting the OC yourself if Resi Homes doesn't have it. That can be a HUGE headache and take years! I've been there, done that. Sector 75 mein liya tha, abhi tak ro raha hoon.
Sector 75 is notorious! Which project?
Haan yaar, OC is a big deal. Especially in Noida. Builders promise everything, but...
U3, which builder in Sector 75? Name and shame! We need to protect each other.
ROI in 5 years? Tough to say with the current market. Rates are already pretty high. Maybe Sector 150 will give you better appreciation because of the sports city and all that development. But that's longer term.
Resi Homes ka carpet area kitna hai? Prestige ka kya hai? Don't just look at the overall price, compare the per sq ft rate after factoring in everything. That's the real deal.
Prestige is definitely better built, no doubt. Resi Homes... heard some mixed reviews about their construction quality. But double the price is a big jump! ROI depends on the specific location within Noida, and which floor you're getting. Sector number batao, maybe I can help.
Bhai, peace of mind is priceless. I'd vote for Prestige any day. Resi Homes might seem cheaper now, but future repairs and maintenance can eat into your savings. Plus, OC clear hai toh loan bhi easily mil jayega.
