Since last year, I'm trying to invest in Noida from Dubai. Can't visit easily, so relying on you guys. I'm confused between Parsvnath Prestige and Ivory County. Prestige is ready to move, right? But resale mein kya scene hai? Is it easy to rent out, or will it stay vacant? Ivory County looks fancy, under construction hai toh dar lagta hai. Possession mein late toh nahi hoga? Plus, carpet area kitna mil raha hai dono mein? Brochure mein toh sab sahi dikhate hain, but real mein kya hai? Need a property manager after buying, so rental yield is important. Which one would you pick for 5-year appreciation? Koi power of attorney ka process bhi bata do please. Hope someone can help!

My personal opinion: ready-to-move is always safer, especially when you're investing from abroad. Less headache.
So, OP, what did you decide? Which one are you leaning towards?
Remember to factor in stamp duty and registration charges! It's a significant cost.
Prestige me rent out karna easy hai as compared to ivory county, as of now. Location ka advantage hai.
For 5-year appreciation, I'd lean towards Ivory County IF they deliver on time and IF the location develops as planned. It's a bigger risk, but potentially higher reward.
Did anyone get possession in Parsvnath Prestige recently? What's the real possession status? Builder promises are useless!

Bhai, under construction mein dar toh lagega hi. I bought a flat in Noida Extension 3 years ago, still waiting for possession! Builder keeps giving new dates. Avoid under construction if you can't handle the stress.

Don't just rely on brochures, bro! They'll show you the moon. Visit the site, speak to current residents of Parsvnath Prestige. Ask about maintenance charges, water issues, all that jazz. Ivory County ka RERA number check kiya?
Haan, RERA number is crucial! Aur RERA website pe complaints bhi dekh lena. Many builders are defaulting even after registration.

I invested in Parsvnath Prestige 5 years ago. Renting it out was a pain initially. Location is good (near Pari Chowk), but lots of competition. Now I get decent rent, but the building is showing its age. Think long term.
Ivory County ka location Sector 115 mein hai, right? That area is still developing. Infrastructure ka scene thoda slow hai. Parsvnath Prestige is more established in that sense.
