Ready to move is king, under-construction is a trap!

Okay I'll be honest – I'm confused between Parsvnath Residency and Novel Homes. Novel Homes sasta hai, but ready to move? Parsvnath is more expensive. Carpet area in Novel Homes seems less. I'm thinking ready to move is better, less risk. What's your take on builder trust in Noida?

Bottom line: Do a thorough due diligence. Check RERA, visit the site, talk to residents. Don't just trust the builder's promises.

Builder ne phir se possession date extend kar diya! Lol, same story har baar.

Definitely go for ready to move. The peace of mind is worth the extra cost. Noida is too risky for under construction projects.

Novel Homes ka location batao yaar. Then I can tell you if it's worth it or not. Sector matters a lot in Noida.

Did you check if the amenities are actually completed in Parsvnath Residency? Swimming pool, gym, clubhouse... sometimes they are just for show.

So, what did you decide? Ready to move or still considering under construction? We're all curious!

Sector 150 is booming right now. Maybe check out something there? Rates are going up because of the new metro line extension.

Parsvnath Residency is old construction. Check for seepage and structural issues. It's a pain to deal with later.

My cousin booked a flat in Novel Homes last year. Still waiting for possession. Builder keeps giving excuses. Be careful!

What's the price difference between the two? And what's the carpet area difference? Need numbers to compare effectively.

Exactly! Show us the numbers, bhai. Then we can give better advice.

Novel Homes? Which sector? Never heard of it. Parsvnath is at least a known name, even if they have their own issues.

Parsvnath ka bhi track record kuch khaas nahi hai. Delayed projects bohot hain unke bhi.

Bhai, builder trust? Noida mein? That's an oxymoron! Do your due diligence, visit the site multiple times, talk to existing residents.

Check the RERA website for both projects. See if there are any complaints filed against them. That will give you some idea.

Carpet area kam hai? Then it's not really 'sasta', is it? Calculate the per sqft rate properly. Don't fall for the initial low price.

Parsvnath Residency mein maintenance charges kya hain? That's a big factor. Old society hai toh might be high.

S
Subham Dasgupta5d ago

Don't just look at the price, look at the location! Parsvnath Residency is prime location compared to Novel Homes, location matters a lot for appreciation.

I bought in Sector 75, three years ago under construction, abhi tak possession nahi mila. Ready to move is the only way to go. Never again under construction.

Subham Paul5d ago

Ready to move is definitely safer, bhai. Noida mein builder ka kya bharosa. Parsvnath Residency is older, check resale value properly. Novel Homes, never heard of it. RERA number check kiya?

Novel Homes 'sasta' is a red flag, I tell you. Check the completion certificate. Ready to move gives you peace of mind. Under construction is a headache, especially in Noida.

Exactly! Noida Extension mein kitne projects phase hue pade hain. Paisa doob jaata hai.
