posted on 9 May4S Amara: Broker promises vs. reality?
Is 4S Amara's actual rental yield anywhere near what brokers promised? I'm eyeing 4S Amara Luxury Floors for investment. It's completed, but I'm frustrated. Initial projections for capital appreciation and rental income (for a 3 Cr property) seem way off. Ab actual mein kitna mil raha hai monthly? Is anyone seeing decent ROI here? Resale market kitna liquid hai? Honestly, not sure this works for long-term wealth. Parents keep saying numbers are inflated. Others faced this gap with broker projections?

Haan, rental yield ka problem toh hai, especially for luxury floors. But long-term capital appreciation ka kya? Gurgaon mein prices toh badhte hi hain, even if slow. Maybe this project is for those who can hold for 7-10 years? 3 Cr is a big amount, so short-term gains are risky.
U1, this is a classic Gurugram broker story. I booked a flat in Badshahpur two years ago, similar price range. Brokers were all 'double in 3 years, best investment!' Ab tak toh appreciation zero hai, aur rental yield bhi itna kam hai ki EMI cover karna mushkil ho raha hai. The market conditions are very tough right now for high-value properties, especially if they are not in established sectors. Be very careful.
U6, it's not just Badshahpur, it's a Gurugram-wide issue for many projects, especially those slightly off the main Airport Road stretch. Brokers over-promise, under-deliver. They just want their commission. Always check RERA filings for actual carpet area and amenities, not just what's on paper. Yeh 4S Amara ke 4 units wali baat toh liquidity ka red flag hai.
Badshahpur mein kaunsa project tha U5? Is this a common issue wahan par ya specific builder ki problem hai?
Bhai, totally feel your pain! Hum bhi same boat mein hain. Brokers ne toh bade sapne dikhaye the 4S Amara ke liye, especially for a completed project. But jab ground reality dekhi, toh itna difference laga. Aapko kitna monthly rental milne ka promise kiya tha, aur ab kya expectation hai?
45-50k for 3 Cr? That's just ridiculous! Aur waise bhi, 4S Amara mein total units hi 4 hain. Resale market kahan se liquid hogi? Koi buyer milega bhi kya itne limited options mein?
U2, they promised around 80-90k per month for a 3 Cr property, saying it's prime location and luxury floors. Lekin ab jo market mein chal raha hai, mushkil se 45-50k mil raha hai, woh bhi agar koi tenant mil jaaye. It's almost half of what was projected. ROI toh negative mein hi ja raha hai.
