U1, your caution is spot on. I got burned by a 'luxury' project near Badshahpur a few years ago. Brochure mein sab gold plated tha, but possession ke baad pata chala ki actual carpet area aur super area ka ratio bahut kharab tha.

Budget-conscious buyer ke liye thoda risky lag raha hai. Kya neighbourhood schools wahan actually acche hain ya sirf brochure mein?
