4S The Aurrum in Sohna: My investor dilemma
Sohna's high-end market feels risky for investors. I'm eyeing 4S The Aurrum, but ₹5 Cr+ is a huge sum. What's the capital appreciation potential? Kitna rental yield expect karein? Is the resale market liquid enough for such a high ticket size? Don't want money stuck.

Patience is one thing, but getting your capital stuck is another. For a first-time investor like me, ₹5 Cr+ is my life's savings. The resale market for such high-ticket properties in Sohna is not proven yet. What if I need to liquidate quickly? Investors typically look for projects with a good exit strategy, and I'm not sure if this project offers that flexibility.
I think Sohna is the next big growth corridor, especially with all the infrastructure developments planned. 4S The Aurrum might seem expensive now, but given the limited supply of luxury properties in Sohna, it could be a good long-term bet. Just need to be patient.
I was also looking at 4S The Aurrum. The aesthetics are impressive but the 'ongoing' status for a project of this scale makes me nervous. Has anyone checked their RERA status properly? What's the RERA number for this project? Don't want to get stuck like my friend did with a project near Badshahpur.
Haan, maine check kiya tha. RERA number hai GGM/849/581/2024/76. Status toh 'Ongoing' hi hai.
Sohna as a location has potential, but the price point is definitely a concern. Investors are usually looking for quick appreciation. Yahan toh long haul lag raha hai. I've heard some good things about connectivity improvements towards Airport Road, but will that be enough to justify 5 Cr+?

Totally agree with U1. 5 Cr is a huge amount, especially for an ongoing project. I'm also worried about the rental yield in Sohna for such high-ticket properties. Kya lagta hai, kitna rental expect kar sakte hain?
