posted on 5 May5-7 year hold in Sector 150 — is resale actually easy?
Is the resale market in Noida Extension actually strong enough for a decent exit after 5-7 years? I'm looking at a 2BHK in Sector 150, maybe with Gaursons, budget around ₹78L. My parents keep saying hold for appreciation, but honestly, I'm worried about selling later with so much new inventory coming up. Kya market mein liquidity hai, ya investors ko wait karna padta hai? Has anyone here sold property quickly for a good profit recently? Ab samajh nahi aa raha, is it just a long-term game with slow returns?

Long-term game toh hai, but 'slow returns' is a real possibility. Agar aapko 5-7 saal mein exit chahiye, toh try to find a project jo almost ready-to-move ho ya jahan amenities aur infrastructure development full swing mein ho. Gaursons ki projects generally okay hoti hain, but always check the specific project's RERA status and past delivery record. Don't rely only on the developer's brand name. What happens if you need the money sooner than 5-7 years? That's the real question.
Resale market in Noida Extension, particularly Sector 150, is definitely not as liquid as, say, Central Noida or even parts of Ghaziabad. A 5-7 year hold might give you some appreciation, but don't expect a quick flip for huge profits. The current market conditions are favouring end-users who want ready-to-move-in properties or projects with guaranteed possession timelines. For a 2BHK in the ₹78L range, you're competing with a lot of options, including smaller 3BHKs in other developing sectors. You'll need to price it very competitively to sell fast.
Exactly! Itna oversupply hai ki resale mein buyer ko negotiate karne ka pura chance mil jata hai. I'm also worried about this, thinking of Alistonia Estate instead, thoda established area hai.
Toh kya current price per sqft wahan theek hai ya inflated?
Sector 150 mein resale for a 2BHK at ₹78L seems a bit steep for a quick exit. The market is currently seeing a lot of new launches, especially in the premium segment. While the location has potential, the sheer volume of inventory means buyers have a lot of choices, which can make individual properties harder to sell quickly without compromising on price. Investors ko wait karna padta hai, that's for sure.
Dekho, Gaursons ki projects generally theek hoti hain, but Sector 150 mein competition bahut high hai. Maine suna hai ki kuch builders ne toh wahan projects launch kar diye hain jahan abhi tak proper infrastructure nahi aaya. Resale tabhi easy hoti hai jab location prime ho aur demand supply se zyada ho. 5-7 saal mein market kaisa hoga, koi predict nahi kar sakta. Mera ek cousin hai, usne Ajayabpur ke paas ek project mein invest kiya tha, abhi tak possession nahi mila hai, aur market value bhi utni nahi badhi jitni sochi thi. Builder ka track record bhi dekhna bahut zaroori hai.
Haan, Ajayabpur side toh connectivity issue bhi hai. Aur Gaursons ke bhi kuch projects mein possession delays hue hain. Resale mein buyers sab dekhte hain - location, builder reputation, possession status, aur society ka maintenance. Itna paisa laga rahe ho, thoda aur research kar lo, don't rush into it.
Kaunse builder ki baat kar rahe ho Ajayabpur wale mein?
Bhai, exactly my thoughts! Main bhi ek 2BHK dekh raha tha Sector 150 mein, budget similar hai. Par yeh resale wali baat na, dil ko sukoon nahi de rahi. Itna naya inventory aa raha hai, kaun lega hamara property 5-7 saal baad? Parents toh bol dete hain 'long-term investment', par agar need pad gayi aur bik nahi paya toh kya fayda?
Same pinch! Mera ek dost hai, usne 2018 mein liya tha Alpha I Greater Noida ke paas, ab bechna chahta hai urgently. Pata hai kitna time ho gaya? 8 mahine se upar ho gaye, koi genuine buyer nahi mil raha. Price bhi kam kar chuka hai, but still. Liquidity ka issue toh hai wahan.
Sahi keh rahe ho. Sector 150 mein supply bahut hai aur buyers utne nahi hain abhi. Iss budget mein toh kahin aur better options mil sakte hain, thoda research aur karo.
